So close to the main street and all the cafes and restaurants. Also, floors and furniture were very characteristic. The outdoor patio was nice with all the plant pots.

Kitchen was not up to date and didn’t have any fry pans. The fridge was dirty. The furniture in the living room was very dated and ugly.

Nice old building with big fire place in living area. Good size bed, clean and in good location with paid parking. Pleasant helpful hosts. Good location for town with nice view from window.

Kitchen facilities were disappointing. No oven. No kettle. Very basic utensils. No basics eg oil, sugar, condiments. Shower was blocked but was fixed swiftly on being reported. Bathroom is on the small side. If you like a cup of tea, but bottled water to boil, the water is hard and very limey!

Everything was great, owners are very nice and at service 24h a day. Place is cosy and you can realy experiance Toskay.

The apatment was cold something didn't worked one day but it was fixed very soon.

Location and the view from the dining room as lovely. It overlooked the Tuscan hills. Option for parking was nice.

When we arrived we were informed that the room was not ready and that they needed two more hours to find a cleaning crew to clean. (Ok, we understood). We were allowed to store our bags in the apartment until then. As soon as we were able to get in the apartment all of our questions were ignored. We got no more communication despite reaching out many times about Wi-Fi, paying for parking and tax and even needing to see a doctor. We have traveled all over Europe using booking mostly for our accommodations and this is the first time we have been let down. The apartment was not what was advertised. We thought we were getting three beds (two queens and a twin) as pictured. We got two queen beds and a pull out couch. The couch was old and had many stains that they covered with an equally stained blanket. The walls were crumbling, a vent fell out that made an open hole inside the house. The brick on the floor were loose. The kitchen is very old and dated and not well equipped. There was no oven or microwave. The lights in the bathroom were heat lamp bulbs that were so hot they could be a fire hazard. The pullout couch mattress was dirty and torn and not made up. We could not find sheets for it and had our kids sleep between two comforters that looked equally dirty. The Wi-Fi only worked in the living room. The hot water cycled on and off during showers and washing dishes. It was so bad that we were considering finding a different place or cutting our trip short but we had already paid. It would. It take much effort or money to make this a great place but they be chosen not to. We would not stay here again.

We got lost on arrival (having put the property address into Google maps, which took us to a nearby square), but the hosts son kindly came to meet us & directed us back to the property. We had pre-booked parking at the property which was in fact easily accessible from the SP1. Very close to the Porta San Matteo & a short distance to all the wonderfulness that is San Gimignano. Our allocated apartment was not ready when we arrived, but alternative arrangements were made without issue. The apartment we stayed in was spacious, clean & authentically fitted out. A little more basic than the photos suggest, but had everything we needed & we were very comfortable. There was a communal washing machine available which was useful, although no iron!

It was warm when we stayed & being a historic building there is no air-con available, although fans were provided (& necessary). There was no internet available. Be prepared for stairs!
