No real negatives about the property. Perhaps some glasses would have. Even nice.

A very pleasant surprise — honestly, the photos don’t do it justice! The apartment is much more beautiful, clean and spacious than it looks, with a charming traditional Japanese style. It has everything you could need for two people and more. Perfectly located, just a short walk from Kyoto Station, temples, convenience stores, and so much more. Thank you to the hosts for putting so much care and love into this place. It truly was the best accommodation of our trip to Japan. We only stayed two nights because of our travel plan, but we would have happily stayed a whole week!

Great to have a bit more space as you have the whole apartment for yourself. A big plus for the laundry machine and for earlier check-in possibility.

We had a room for two people (number 3) and we really struggled with the bedroom (one room upstairs). The light from the emergency sign goes through the glass door, so it's like you have a neon light on for the whole night. If you don't have an eye mask and you are sensitive to having bright light in your room at night - you might struggle. Thin walls make it a lottery if you are going to have a calm stay - if your neighbors don't care about others, you will hear it all. There was also an ongoing murmuring sound coming from an unspecified source (neighboring air-conditioning?), also making it hard to have a calm night.

The futons were comfortable. Had everything we needed and was extremely clean and tidy. The air conditioning was very welcome on the hot days,both upstairs and downstairs. Only 13 mins to the station in a lovely quiet location with a 7 eleven within 100 meters. We would definitely come back and stay.

Unfortunately, we had to be creative when hanging up our washing to dry, but it really didn't spoil our experience at this place.

Clean tidy and convenient

明るくてきれいで清潔、お風呂に洗濯物を干したので、浴室乾燥機がめちゃくちゃ便利でした。

玄関付近に蚊がすごくて、玄関を開けると蚊が入ってくるので、家族で何匹か退治しましたが間違いなく刺されます。

I liked it a lot! great value for money and very clean

This was the best place I stayed in during my entire trip to Japan. I absolutely loved the traditional Japanese house style, it added so much charm and authenticity to the experience. The location was perfect: close to the train station yet tucked away in a peaceful, quiet neighbourhood. I had the best nights of sleep here, the bed was incredibly comfortable, and everything was spotless. The attention to detail and cleanliness really stood out. I would definitely stay here again and highly recommend it to anyone visiting the area. Loved every moment!

Amazing place, walkable distance to Kyoto station. A few bus stops around. Very spacious.

The emergency exit sign is very bright and creates too much light in the bedroom.
