This property will not accommodate hen, stag or similar parties. Please inform Smartflats - Louise Brussels in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests do not receive the agreement on time, they should contact the property management company at the number on the booking confirmation. Please note that Smartflats has no reception on-site. In order to check in, guests need to bring the access codes they receive from the accommodation by e-mail 1 day before the date of arrival. Guests have access to the Smartflats Lounge at Rue du Charbon 9 - 1000 Brussels. Cleaning costs are included in the price of the stay. However, please note that if the accommodation is left in an excessive state of dirtiness the property will charge an additional cleaning fee. Please note that in case of damage, an extra fee will be charged. Please note that hosting a party, smoking and/or bringing pets is not allowed, otherwise an extra fee is charged for compensation. Sofa Bed Policy: Please note that the sofa bed is only prepared when the maximum capacity of the flat or maximum capacity minus 1 person is reached. In other cases, the sofa bed is upon request when booking and at an extra cost of EUR 25 per stay. There is no elevator at the property and upper floors are only accessible by stairs. The upper floors are not suitable for guests with reduced mobility.

"Poorly maintained flat"

The apartment had several maintenance issues, which we reported to the host. Some of these issues really compromised our experience, such as the use of the TV, shower and microwave.

"Comfortable enough for a short stay"

It was bigger than we thought and it was in a great location. It was good and comfortable for the time we spent in the apartment which was for sleeping and breakfast

The apartment needed a bit of maintenance with cracks on the walls and spots from other guests. When we arrived the tv remote was missing and we claimed it but never heard anything during our stay. We asked for an extra pillow and they wouldn’t give it to us because we were two people and we already had two pillows (my partner needs to sleep with her head elevated due to health issues).

"THE WORST"

THE EXERIENCE WAS REALLY BAD . EVERYTHING WAS WRONG , THE PICTURES WERE TAKED WHEN THE UNIT WAS NEW . IT HASNT BEEN MAINTAINED PROPERLY, OVERALL YOU SHOULD NOT INCLUDE THEM IN YOUR LISTINGS

EVERYTHING 1. NO REMOTE FOR THE TV , THEY KEEP SAYING THEY WILL SEND IT BUT NOTHING CAME 2. SAME FOR THE COFFE MACHINE , IT SAYS IN THE BOOKING THERE WAS , BUT NOTHING , AGAIN THEY SAID THEY WILL SEND BUT NOTHING 3. THE UNIT PICTTURES IN LISTING WAS TAKEN WHEN UNIT WAS NEW, IT HASNT BEEN MAINTAINED PROPERLY , MANY STAINS, BROKEN DISHWASHER , 4. THE MAIN DOOR IS BROKEN 5. CUSTOMER SERVICEWAS ZERO 6. OVER ALL AVOID THIS PLACE . PLS BOOKING .COM DONT LIST THIS ANYMORE . IT WILL RUIN YOU , I ALSO ASKED HELP FROM YOU BUT YOU DIDNT DO ANYTHING TO PROTECT YOUR CUSTOMERS

The property location is great . The room was clean .

The property doesn’t have a lift and for people carrying luggage it’s difficult to get to their rooms. The rooms didn’t have wardrobe and if you are planing to stay longer managing the clothes would be a problem.

Bad maintenance (offensive writings at the ground floor, mould and bad smell at the bathrooms, etc.) and poor housekeeping (bed/linen arranged but not actually cleaned/changed, sofas’s pillowcases dirty, etc.)

"This is not a paid review - Honest Review on studio with balcony"

When you enter the building is old and it could use a renovation on the stairs, keep in mind if you have the room on any top floors there are NO elevators. But I honestly was worrying sick after I read the reviews on Google maps but I need to be honest this was WAY BETTER than what I expected, it was clean, the mattress was comfortable as were the pillows and it was super near the station. VERY IMPORTANT THEY WERE NO BED BUGS IN THIS ROOM I don't doubt in the past they had issues but my room 302: Studio with balcony was definitely acceptable for the price. It had the essentials to cook and for only a couple: 2 cups, 2 mugs, etc. Laundry machine, a table to eat, wifi was working good so I'll definitely recommend if you are looking for a more economic option but keeping in mind there are no luxuries here...

The toilet seat was broken and the TV stopped working the 2nd night but I feel it could have been worst according to the past reviews
