single room adjacent to a double room with connecting door & poor sound proofing. I could hear conversations between couple in double room next door distinctly throughout the evening & in the morning . My feedback to owner about noise via booking.com was handled exceptionally poorly - which booking.com is aware of . shower cubicle is only 660mm quadrant so tiny. ok for me but I am a small size 8 . most people would struggle & many wouldn’t fit in the cubicle . help yourself breakfast options disappointing- bananas only fruit. warburtons thick white sliced bread the only bread. yoghurts & juices available . I didn’t have breakfast.

Lovely place, nice and clean room, secure car space, good access to York. Very good communication with host.

It’s very close to York but the rural location means it’s peaceful and convenient. The rooms are lovely, very clean, and the host was very friendly and helpful. The country quiet ensured a great night’s sleep.

Beautiful farmhouse in a lovely location. Nice pub serving excellent food just across the road. Friendly host and comfortable room. Breakfast room was nice and it was great to sort out our own breakfast with the food left out for us.

Would have liked to have fresh coffee available and wholemeal bread.

The staff are lovely, met by the gate upon arrival and shown to my room. They checked in to make sure all was ok the next day. Location wise, very good 15-20 minutes into York, 10 minutes into Selby and 20-25 minutes into Leeds.

The room is in serious need of restoration, lots of cracks in the floor and grout in the bathroom, you can see through to the under lay and plastic space holders. Mould in the bathroom and the window sills need a new coat of paint. There was a constant tap in the room, not sure if it was a drip or something, only heard throughout the night. The bed was ok however could feel the springs when lying down. Such a shame because the location and staff were fantastic.

Lovely room in a quiet area, great breakfast facilities, about 25 mins from York.
