really modern rooms, good air con, clean well kept garden and pool

not much staff on property had to call if you need something, the pool was roasting hot not enjoyable

Spacious room and a nice balcony. Very friendly and accommodating staff and nice breakfast. The setting of the villa (garden, vegetation, pool, wildlife) is great!

No WiFi in the rooms and no alternatives (TV, radio).

I cannot recommend this place enough! I had such a great stay here. The property is beautiful: the rooms are cute, comfortable, and clean. The staff is incredibly welcoming and friendly. Breakfast is delicious and included tea or coffee, fresh juice, yogurt, fresh fruit, eggs your way, and toast with butter and jam. The pool is clean and, somehow, despite the heat, the water remains refreshing. The location is in a quiet place (aside from a train track but the trains only last a few seconds and did not affect my stay at all), yet near to restaurants and bars and salons and tour agencies and souvenir shops. Amazing place! Would definitely stay again!

Everything was perfect! The only thing is that the property description says no children allowed, but there were children there, so if you have kids this can still be a great option for you. Personally, I was looking forward to a child-free holiday but they moved my room after the first night (without my request, just out of pure thoughtfulness) to ensure I had a quiet stay. In the end, I was not at all bothered by the fact that children were there.

It has a beautiful well-maintained facilities and garden. Loved the monkeys that would visit around breakfast. And best wishes to the night guard who was there every night - such a sweethart.

Everything was good. There were some electricity issues in the city during our stay, but that is not accommodation's issue.

Decent location, new building with nice rooms and swimming pool (good if you want to rest from sea water and waves). Rather good price (but see below comments).

This place has potential, but there is a lot of to do. - Breakfast served terribly slow. It took even one hour to have a basic breakfast. - Plenty of ants, especially in the bathroom. Once we asked, service used some repellent and get rid of them (or most of them), but really it should have been done before our arrival. - Air condition stopped working twice. Although it was repaired upon calling the service, it seems that there is some bigger problem with it. - Wi-fi not available in the room (only in the lobby).

Our stay at Villa Kaya was perfect. The property itself was lovely, the rooms were big, spacious and clean with very comfy beds. The pool area was well kept, clean and relaxing. All of the staff at Villa Kaya including the night time security was amazing, so friendly and helpful. We seen lots of wildlife around, and the staff give you food to feed the local wild monkeys. Every day the property was cleaned, you see the staff working hard all day keeping everywhere in great condition. It is a good location, couple of minute walk to the main road, 5 minutes to the turtle beach. We loved our stay and will hopefully be back in the future.

if I had to pick, I’d say the train wasn’t ideal but who really cares it’s a train. if you don’t like it go sleep in the countryside grandma

We liked everything! Cleanliness, beautiful territory of the hotel, clean non-stop pool, delicious breakfasts. We liked this hotel so much that we extended our booking for one more night. I highly recommend this hotel.

Low internet speed, but so everywhere in Sri Lanka

Outstanding cleanliness, very beautiful and quiet area, many flowers etc, clean and cool pool. The host was super nice and welcoming. Good breakfast, water was complimentary. The room was spacious and very clean, room cleaning and towel changes every three days. King-size bed was very comfortable, I slept like a baby. New and quiet AC additionally to fan. Wi-Fi worked good. Kettle and teabags in every room, also you can use shared kitchen. Close to train tracks, but we didn't feel uncomfortable at all, I even didn't hear trains while sleeping. We liked our stay very much! Best price/quality choice, highly recommended.
