Very spacious room, a lot of fournitures, hot water, WiFi, very good location.

Will arriving bedsheets were badly washed or not changed, we found some trash under the beds (2 bed separate even if I asked for 1 double)and wasn’t very comfortable for us as the bed is like a jelly with springs, WiFi has a lot of restrictions on the weekdays that are released on weekend, we couldn’t access any platform to book our trip on weekdays.

The girls for cleaning the room really tried to help and are very sweet. Staff overall is nice. Location is great. There are alot of moped/scooter rentals nearby and enough activities within walking distance. They have a laundry service, those can be found nearby aswell if you prefer a different place to have your laundry done. Aircondition works and does it's job well. Early checkin time is great. Free wifi Prices overall are good (if you get what you paid for)

The owner was not very helpfull to us. We paid for a room with airconditioning and a balcony but didn't get what we paid for. We got airconditioning, but no balcony which we specifically requested. The checkin time according to Booking.com was 10AM, we however had to wait untill 11:30AM to finally get a key to our room. They told us we could get a different room with a balcony and airconditioning the next day, then told us the next day that it still wasn't available. We did not get a discount on the room due to there being no balcony either. The room was not very clean (stains on the sheets, the ground and in the bathroom) and the showerhead didn't work properly. (water didn't come out of the showerhead properly and we had to hold it while taking a shower) We will be back again in Chiang Mai after visiting Pai for a couple of days, but we're going for a different accomodation due to these events. Note: This is our experience, yours might be better.

Quite the cheap price, decent location, friendly staff. When problems with the room occurred changing the room was easily possible.

It wasn't too clean and the bathrooms on the second floor seem to have a strong tendency towards developing black mold.

The owners are friendly, it's a nice location with cheap restaurants in old town and the stay was fine foe one night :)
