Only positive thing was the location.

No staff around the place, door was locked at the entrance, had to go to another hotel to pick up the keys, room was very basic, toilet location was so tight, water coming from the shower was a trickle, bed was uncomfortable, yet had to pay a premium price, wont recommend or book it again.

Location, staff and ease were great

No hot water (plumbing problem so put of there hands at the time), bins could of been emptied

"Improvements needed, I would not return"

I liked the bathroom was nice in its decor and that the bed was comfortable, there was a tile cracked though It looks like they are possibly doing some refurbishment to Level one of the royal guest house, I seen works being carried out and saw a large room overlooking the high street, mybe this is going to be a new dining area, and kitchen for all the customers in the royal guest house. Or extra bedrooms not sure.

At 08:33 Friday the 29th of May 2026 no staff were available to help all the customers at breakfast, I pressed the bell at the counter as there was no clean bowls left Ten minutes the female member of staff came down and was rude to the guests, there was about ten guests in the main dining area for breakfast, the staff member told off a lady from India saying she was starting a fire with the toaster and the female member of staff was also complaining loudly about customers not stacking their dirt plates and bowls properly at the end trays. Not very good customer service from this woman and most of the morning guests were not happy, and I do not think any of them would return. This female member of staff with her attitude to the customers is not good for a customer service role, she is not a people person. The television was having some problems but I managed to get it to work, just needed tuning back in. When I first arrived to my room as well there was no hand wash available, just a empty bottle in the bathroom. The hotel you go to book in is the Waverly Inn, and then you get the key from there, and go back opposite the road to enter into the accommodation. Currently customers from the royal guest house and the Waverley inn owned by G and M properties Scotland limited, have to all come to the Waverley inn for their breakfast and with a small dining area for breakfast it can get very crowded and sometimes run out of room to sit down. I did not see the owner, Mohammed or Michelle but the only female member of staff I seen was not from Scotland, who was working there and she was not very nice. She does need a lesson in customer service Mybe Mohammed can hopefully improve his hotel and with more refurbishment in the hotel rooms get it to where it needs to be. WiFi was not working poor signal mybe install access points around the hotel to help with signal on Level one. Broken tile in the bathroom and poor offering at breakfast only cold breakfast

"The room wasn't clean"

The hotel is being renovated at the moment with some rooms being rented out during the works. There was no reception in the hotel but we had to check-in in a nearby hotel. The room was not clean as we found traces of tobacco on the sheets and the bathroom floor had not been cleaned either. The walls are very thin and you can hear the guests in nearby rooms.

"Dreadful for many reasons we left hungry and dirty"

What breakfast no food available / plates and cups none / no one to talk to/ There was loads of plates dishes cups left piled up all dirty. There was no water in our building

Ha ha everything except the comfortable bed. The very polite lady who was in a panic,we did meet during booked in gave us the key whilst she tried to sort out the water problem
