I cant fault the property but am very disappointed with the level of customer service and lack of compassion and understanding when asked for help.

Extremely disappointed with the poor customer service in extenuating circumstances which were clearly explained to the owners. That is my one and only complaint. I would not recommend this place based on that alone.

Beautiful setting, clean and comfortable with very friendly cat.

The breakfast options could have been better especially the coffee. A plunger or pod machine would be a big improvement.

Nothing we didn't like.

Everything! We loved the gardens and little hobbit door upon arrival, and enjoyed playing with the family cat. The unit was exactly as advertised, and exactly as needed for our short stay in Hobbiton- it’s a 15 minute drive to Hobbiton or the town, so we only spent a little time at the home. We had a lot of little nervous questions about our arrival because of a few tricky travel logistics on my end, and the hosts were helpful and friendly. And ending with their tasty breakfast was a wonderful sendoff!

The property was quaint. The garden was lovely. Lots of flowers and butterflies. The guest house was clean and spacious. The hosts were great and provided us with everything we needed. It was the perfect spot to go explore landscapes, rivers, waterfalls, and Hobbiton.
