It is very close to the sea and Lynmouth is a truly beautiful location. Nice view of the river and quiet.

Parking is listed as a 'facility', but it's not. I messaged the property to explain my disappointment in finding this out, especially because I travelled with someone with mobility issues. Not a word of apology for the misleading advertising (they just pointed to the 'house policies' which are hard to find using the smartphone) and they didn't offer viable alternatives to the £10 rip-off fares, and -even worse- not a word of empathy which makes me think they know exactly what they are doing. Luckily, after looking around I found free options (hard to believe the property are 'not aware' of these), but it's really not easy to offload/load luggage. Also, the cleaning for only 2 days cost £118, but I found large cobwebs in one bedroom and in the bathroom, which is very poor for that fee. The toilet seat is broken and keeps wobbling. The top bedroom doesn't have a door, which is not great for privacy. The folding dining table is cumbersome.

Wonderful little place, beautiful and clean. Warmed up nicely. A fantastic base.

We arrived very late due to traffic and wanted a nice shower to freshen up. There were no shower gels. I had to wait until shops opened the day after. This is only a minor thing but even a small shower gel in the bathroom would have been lovely.

Great location for Lynmouth, clean rooms, comfy beds and cosy. The sound of the river running outside was lovely to fall asleep to.

We felt the property fell short in a few places that would have made our stay more comfortable e.g. we booked for 5 adults and had to dig through cupboards for bedding, sheets and bath towel for the sofa bed guest, no hand towel provided in the bathroom, it could have been more generous with things like teabags and loo roll (was just one teabag and one sachet serving of instant coffee, 1 and a half loo rolls provided) - small things that add up and make it feel a bit less homely - so come prepared. We also noticed that the drainpipes from the bathroom were flooding/the manhole was overflowing onto the pathway directly outside the front door which was unpleasant trying to avoid bringing in dirty water into the cottage, though we visited during a rainy period so this will have played a part. For these reasons I couldn’t give it full marks but we had a good stay nonetheless and would return due to how good the location is.

The bed had a comfy mattress. It was quiet as Watersmeet road was closed. It's not far from the town, shops or beach. Nice view of the river, good walks nearby. Nearest Car park £5 a day and can pay by card.

The stairs were so steep I had to pull myself up with the handrail. The main bedroom has a step down before going downstairs and a step up to the right for the bathroom, which makes it a fall risk and quite dangerous as the stairs are very steep with a twist at the bottom. The hover doesn't pick up and it could do with a deep clean ie carpets cushion covers.
