We had a wonderful stay, 3 adults for 14 days. Property is very well located with easy access to shops, restaurants, busses, trains etc. House is a traditional style Japanese house, very quaint for overseas visitors. Clean and well equipped, kitchen is basic but fine for simple meals, coffee etc. Good washing machine and drier. Owner was very helpful, met us at house and gave us great advice regarding places to visit and local amenities. he kept in touch and was very happy to help with any problems. He visited regularly to change towels and check all was in order. We were there is March so there were some cold nights but the gas and electric heating was more than adequate. Sleeping on the futons was comfortable and a great Japanese experience.

We have nothing to criticise about this property. It is an old Japanese style house and has been modernised and is very comfortable. It is quite dark especially downstairs, that seems to be how houses were designed historically. We were out every day so that was not an issue. We would certainly stay there again. It is a different experience to a modern hotel but for us that was the attraction.

Great location and our host was very helpful. The villa is very traditional but very comfortable. the neighbourhood was very quiet. There was also the option to rent bikes!

The location was excellent. The bus stop around the corner was so convenient and you could easily get to all the tourist spots. There were lots of fabulous restaurants within easy walking distance....we would definitely recommend the Steak and Wine place literally around the corner and the Okonomiyaki place that was around the other corner. They were warm and cosy and served delicious food on cold Winter's nights. The futon quilts were delightful to sleep under- just like a cloud!! Our host was very helpful and assisted us quickly with any requests.If you are looking for a small traditional stay in Kyoto we would recommend.

It was a bit small downstairs for 4 people and it was dark inside - like a traditional house.

The property manager/owner was the best part of the Kyoto trip. He was organized, efficient, and everything you could hope for in a consummate host. Comfortable accommodations, excellent location near transportation, food, and culture.
