Area was perfect, not to far from motorway and very easy to find. Felt secure and could relax due the gated security system and other video securities Communication with the propriet or and staff was exceptional very good rapour for understanding our needs; lots of space inside and outside, my boys enjoyed the sauna and jacuzzi and a spa even though we did not use the spa as we were too busy with our own planned events to get into it we appreciate the fact that it was readily available but next time we will.

The planes were very low and busy but that comes with the area we chose.

Just what we needed for a ladies night away; big kitchen, big dinning table & lots of sofa space! Lots of useful information sent prior to arrival and Andre was extremely helpful and accommodating.

A lovely big property close to Luton Airport and junction 10 of the M1. Very modern interior with plenty of space to chill. Big well-equipped kitchen, and a great selection of comfortable bedrooms. The hot tub and sauna were brilliant. Jae is a brilliant host, and always contactable to sort out any immediate issues.

Big, spacious property with a large garden and many rooms for guests. We was very taken back by how big the property was! There is a hot tub and sauna on site which is a good perk of the property and it’s close to the motor way.

My main issue with the stay was the hidden costs that aren’t clearly labelled on the advertisement which were only told to us on the day we were arriving. You have to pay a £300 deposit as well as £50 extra for the hot tub which wasn’t stated anywhere. Early check in fees are £20 per hour. We booked the properly mainly for the hot tub and we’re disappointed to hear this news on the day. Thankfully she agreed to add the hot tub in after we had been going back and forth about the deposit already. This was in the form of both calls and texts whilst i was trying to get ready for my dinner party and didn’t have the time to talk as i wanted to attend the booking on time to make use of the 2 extra hours i had paid for. Which i resulted in being late to due to the morning discussions. The property wasn’t as clean as i expected it to be as there were cleaning charges as standard attached to the booking. The kitchen worktops hadn’t been wiped down and also the house was quite dusty, especially the top floor bedrooms. There also wasn’t any cleaning products for the counter tops for us to do it ourselves. Mainly just bleach for the floors. The decor was very mismatched, in one room there was striped wall paper, Dalmatian print and bright gold which looked a little different from the bright airy pictures. My friends and i were going for my birthday and wanted a wall to take pictures in-front of and struggled finding a nice one. The decor is quite outdated and whilst i understand different houses have different characters it could definitely do with some updating aswell as new furniture. Creaky chairs that wobbled that we had to put to the side incase they broke and it came out of our damage deposit and some of the mattresses were quite uncomfortable. The upstairs toilet roof started leaking as there was heavy rain over night. We only discovered this upon departure and i texted the host when i found out to let her know.

- absolutely filthy, £150 "cleaning fee" was charged to us, and the floors were so sticky we had to wear shoes. The kitchen surfaces also were distinctly gross. - broken showers which the host told us about after arrival. Seems a joke paying for multiple shower rooms to be told "oh but you can't use two of them". A pain as we had a group of 10+ - Hidden extra charges which are in contravention to UK consumer law based on how they're presented. Hidden within the small print, but the title of the accommodation is indicative that no extra charges apply Overall poor value for money, you'd be better going elsewhere.
