Beds comfortable and price was good. Easy to access and close to hobbiton. Place was very clean and comfortable. However the place had excessive rules and signs. Shower functioned a little out of the ordinary but worked well if used correctly.

Mostly the excessive rules were a bit unfriendly, for example requests to not use the heating during the night and the shower was not straightforward to use.

Can park car near room so don’t hv to carry luggage that far

It was close to Hobbiton movie set, 15km.

Small but cozy room, not so comfortable bed. Very poor breakfast, tiny portions of cereals, butter. One tiny marmalade for two persons ?

Comfy bed, well-stocked, friendly host, close to town but quiet location.

Was well equipped with everything we needed. Powerful shower too! Was perfect for our stay.

The only thing was that we found the mattress a bit uncomfortable.

The surroundings are nice and the balcony is pleasant.

A slippery shower, a malfunctioning coffee machine, equipment storage under the sink - not aesthetically pleasing to use - this means that some of the things promised in the advertisement - were not. It says breakfast, in reality things that were packed the day before and were in the fridge, this is not breakfast - in reality - there is no breakfast, even though it was promised. A guest of average height needs to shower while bent over, the shower is placed low. An unpleasant list of requirements and restrictions
