Absolutely everything!! The location is close to everything without being in the busy areas. The house is stunningly set up with all the immunities you can imagine.

The property was beautiful and very well appointed. The hosts were so friendly and helpful and the breakfasts that they made for us each morning were so delicious! The location was great being within walking distance to the subway station and so many shops and restaurants. I would highly recommend this property!

One of the most memorable stays of our entire trip to Japan. The converted and updated tea house has all the Zen-like features of ancient Kyoto (including an authentic Japanese garden in the living space and retained features such as 100+ year old stairs) to all the modern amenities one could imagine (AC, gorgeous updated bathrooms, comfortable bedrooms, high end kitchen, LAUNDRY!!!!, etc). My travel companion and I stayed there for 3 nights and were treated likely royalty at all times. Mikko and Yuri are two of the nicest hosts and made sure our every needs were met, including appointments for shiatsu massage (which was lovely and reasonably priced), Shinkansen/bullet train tickets, restaurant recommendations, etc. The western and Japanese breakfasts were some of the best breakfasts I've EVER had served to me, artfully prepared and presented and delicious. I was in Japan last year and some of the Japanese breakfasts were a little too esoteric for even my palate. The Japanese breakfast presented here was amazing and geared towards a more western palate. The grilled mackerel (a fish I would never order) was incredible. Our breakfasts were prepared right before our eyes and were works of art in and of themselves. We thought the location was perfect for our needs. In the quieter section of town but directly across from the Kamo river which we enjoyed walking along and biking. 1-20 minute walk to anything one might need and major sites and with bus and train stops within a few minutes walk. Would not hesitate to stay here again in the future. The property speaks for itself and the pictures online do it justice. Mikko, Yuri and the others who tended to us made it such a very special and memorable experience. We miss them already!!!!

Hard to remember a single thing I didn't like or found challenging.

Wonderful hosts that made us feel at home in a beautiful villa. Delicious breakfast was served and everything we needed was available in this well appointed home. This is the perfect location to stay in Kyoto. I will be back.

This is one of my favorite places I've ever stayed! The design details of this former historic teahouse are so thoughtful and beautiful, and the house is stocked with everything you need to feel at home. The heated floors, deep soaking tub, and comfortable beds made for an especially cozy and relaxing winter stay. Yuri, Sayuri, and Mikko were so warm, welcoming, and they truly made our stay special. We also enjoyed a delicious and nutritious homemade Japanese breakfast, which was such a treat after an early morning walk up to Kiyomizu-dera. The location is great, right by the river and very convenient to walk, catch the subway or bus to sights. We especially enjoyed evening walks along the lantern-lit streets of the neighborhood, full of traditional tea houses. I can't wait to be back in Kyoto and would definitely stay at Hotori again!

Do not hesitate to book this stunning home in Kyoto. An architectural oasis. I looked at so many places and made the right choice with Hotori. The home is the perfect t mix of old world Japan with all the modern conveniences. A lovely location with many sights and restaurants within walking distance. Yuri and her team are welcoming and have added so many small touches to make our stay magical. The kids especially loved the origami lesson with Sayuri.
