Absolutely spotless, very peaceful!

Taxis are nightmare, very strict on the check out time! Usually there’s a check out time but it you check out half an hour longer it’s fine, not this time our taxi was earliest pick up 10:30am (check out was 10am) I thought she won’t mind as she was lovely very chatty offering us lifts into the village etc… she then changed her mood and seemed pretty annoyed with us and made us feel uncomfortable

The cottage was beautiful, clean, and very cosy. The hot tub was definitely a highlight and made the stay feel extra relaxing. The location was peaceful but still close enough to enjoy York. Everything we needed was provided, and it felt like a perfect little weekend getaway

There wasn’t much to dislike. A few small details could be improved, but overall we had a lovely stay and really enjoyed the experience.

Hot tub was great and it was private. The surroundings was lovely with stunning sunset views over the lake.

Quite noisy as on a main road. Traffic going past this can not be heard with t.v on or when in hot tub. Didn't really bother us though.

The hot tub was the only good feature of the property my apologies to having to fill this box with review too. I believe booking.com needs to do something about this. The state of the land around the caravan is not a pleasant view and felt like just getting back in the car and driving away. Both me and my partner almost had a mental breakdown at over £400 to have laminated notes taped everywhere giving instructions to being able to flush toilet paper. We were absolutely disgusted with the property and the attitude of the host ‘Lisa’ not ‘molly’ if we knew it was the equivalent of a trade point depot I would of arranged to visit b&q for a couple days in a row. Side of caravan that bad that the window in the double bedroom was not closing properly, doors wouldn’t open and close properly without having a meltdown to do. Absolutely shoddy wiring jobs to both lights on bedside cabinets which had been cut and joined. The step into the shower is a health hazard and both my partner and 9 year old hurt their legs on. The double room is so small you can barely get in and out of bed without having to grease up and hope you slide and prevent friction burns. This is definitely a wooded area if you class offcuts and treated building materials scattered as woodland. You are literally camping on the owners driveway. With more visitors than Disneyland. Rose cottage is not the lodge, rose cottage is the house at the top of the driveway. The kitchen cupboards around the cutlery drawer looks likes it’s been chewed, cooker hangs out the unit. If you like the idea of having a weekend break where you can hear the owners flatulence and feel like a train is coming through the side of the caravan, with onlooking fishers then this is the place for you! Their is a well covered in wood and offcuts which resemble the well from the film ‘the ring’. If anyone is here now, and reading this, get in your car and drive far far away! Run for the hills and never look back!!

The land is home to a builders, hair salon, caravan and fishing pond. At the top of the yard is a house and the builders yard. everywhere is scattered with aggregates, wood and builders vans. Large dogs roaming freely, told they were friendly and owned by next door neighbours, to find it to be the owners dogs, who live in the house next to the ‘caravan /lodge’ . Regardless of which is not a pleasant greeting when my partner is scared of dogs and was refusing to get out of the car. The dogs were barking on both mornings about 6am despite being told they would be gone on Saturday morning. Originally when booking I made the booking for two guests, however we were then told by the owner that they had double booked, so then changed childcare, to be then told it was there mistake and we can still go, I never changed the booking for two extra children which I accept was partially my fault, then when we got there, she told me extra £50 for two kids as she had to pay cleaners. The caravan looked like it had never seen a professional cleaner, and if it had they need reported, cobwebs everywhere on both ceiling light in kitchen and living room and bedside cabinet lamps, stains all over the sofa, cutlery and dishware absolutely vile. No tea towels provided either. ‘Lisa’ not molly, told us just to give her £50 in cash due to the last minute changes to our guest numbers even though it has 3 bedrooms, after having to change childcare and unable to rearrange, so do they not clean the entire caravan or just change the bedding that’s been slept in? £50 to clean two extra bedding sets. Dick Turpin had the decency to wear a mask when he robbed. However we asked to transfer, to be told to send to her personal account rather than business account. Weird eh. We had a bag in the kitchen to place the recyclables in and to find on Sunday morning it had Been chewed through. We were absolutely disgusted and disappointed. The reviews are great, don’t know how. Wish we took pics!
