"Good location but very disappointing due to lack of breakfast and cigarette smoke smell"

Great location

Stank of stale cigarette smoke in the stairway and the room. Breakfast doesn’t come included in the Booking.com price, owner was curt and unfriendly.

"Good BandB - very convenient for visits to Hickling Broad"

Good sized room. Double bed quite comfortable. Everything provided i.e. tea, hot chocolate and biscuits. A steep flight of stairs to get access to the first floor room. Breakfast good and good value. Room kept clean and tidy during our stay.

Toilet room rather narrow. Steep flight of stairs to access the room which was on the first floor.
