A pleasant welcoming host to this charming period property ideally located 5 minutes from Rutland water. The property was very clean and the en-suite bathroom was very modern with a great shower. The breakfast completed an enjoyable and comfortable overnight stay.

Being 6’4” and bad knees I found the restricted height of staircase to my bedroom rather challenging, even without cases. However, this would not prevent me from re-booking should I return to the area.

Breakfast included -a very important feature for us & becoming rare; nicely appointed, clean; quiet; free off-road parking; personal, friendly service, excellent chat; lovely sitting area with cosy fire and comfortable sofas; pretty stone-built building; room small but pleasant. Didn't want to leave, stayed an extra night; good price.

This guest house offers incredible value for money. Chris, the owner, went out of his way to make sure we enjoyed our stay, and his passion for the property and the customer experience he offered was first class. Our room was small but comfortable with a modern en-suite and we had access to a communal kitchen, lounge, and outdoor patio. It’s great location. Rutland Water is just down the road and the whole area is joy. For what we paid this is definitely the best value B&B we’ve stayed in.

Amazing guest house with amazing host Chris who made our stay the best. He made a superb breakfast and told us all the local information. We will definitely be back
