The house and room are absolutely beautiful and very comfortable, the location and views spectacular. Our host, Annie was super friendly and helpful. We really felt home away from home. Thanks, Annie for making our stay in Rotorua a wonderful experience.

A very nice house located a few kilometers outside of town in a very tranquil setting- No sulfur odor here! The accommodations are perfect: A private wing of the house with a bedroom and sitting room. The bed is extremely comfortable and the breakfast is delicious. Annie cooks a delicious full breakfast and the house is extremely clean.

Beautiful grounds and property. It is only a few km north of town, about 15 minutes away. Nice location in a residential neighborhood.

An immaculate bed and breakfast which also included a fantastic en suite shower, sitting room and kitchen. Our host Annie was so welcoming and went to a great deal of trouble to show us round and make us welcome. The gardens and views were also spectacular

Beautiful grounds, quiet location near lake.

Annie made us feel welcome from the minute we arrived. We had a large, private space in her home, including a spacious living room and kitchenette. The tranquil setting was beautiful with a yard filled with flowering plants and a panoramic lake view. Everything was immaculate. We were within 15 km of the town center, making Bellarosa an ideal spot to stay and experience what the area offers. Breakfast was delicious, with fresh fruit, cereal, yogurt, toast, juice and eggs prepared to your liking. We enjoyed getting to know Annie as well. Wish we could have stayed longer!

I can’t think of anything that would have improved our experience. I have no doubt that if we had experienced any issues Annie would have resolved them immediately.

Very quiet, peaceful subdivision outside of Rotorua. Definitely worth the 15 minute drive. Annie was a wonderful hostess/barista who made the stay very enjoyable. You have a very private area with your own entrance, bedroom, living area and partial kitchen. Very much like being at home.

Very warm welcome by owner Annie. The house is about 15 min drive from Rotorua. Room and bathroom very spacious, with direct access to beautiful garden. Breakfast served in Annie’s nice kitchen. We particularly liked the extra travel advice.
