Rosa House

The room is in a building situated in a very quiet courtyard off a main road with cafés with a special mention to café Milano,(café con crema 1 euro, superb!) restaurants and shops nearby. 10mn walking distance from train station and 15mn from historical center. Impeccably clean with a very good shower and comfortable bed. Air conditioning very quiet and useful small fridge in the room. A warm welcome from Franscesco, the owner.

WIFI very patchy but Francesco has plans to improve it but he says it is in the hands of the telephone companies. Smallish monitor type TV receiving only Italian television channels. Only 4 coffee capsules for the 3 day stay. No Kettle. Electric shutter was the only cover for the french window with Juliette balcony overlooked by neighbours in the courtyard, a curtain would help with privacy during daylight. All these inconveniences could be remedied easily.

We liked the fact that the appartment was clean and nice (we have the feeling it has been renovated lately, it still looks new). We liked the fact there was a lift (it is located on the third floor). The appartment is not in the town center but you can easily reach the town center by foot (15 minutes and you get plenty of shops and restaurants). We didn't like the way the owner communicates. Examples? -quick to inform us about the extra costs we needed to pay (40€) but simply not answering some questions. -listing 2 different prices (5€ and 10€) on Booking.com/important information for the use of bed linen -suggesting to cancel the booking on Booking.com and pay him the full price in cash so that we could save the taxes. The issue is that no refund is foreseen by Booking.com so we would have paid twice the price... (he was probably trying to be nice but it was a bad idea). The wifi worked the first evening but not the 2 other days. If you come by car, please note the appartment is located in the ZTL/LEZ area (restricted area) of Bologna. So to summarize: a nice and clean room but a particular owner who communicates in his own way (which is probably very ok for some tourists but not for others).

Pretty much everything… love that there was coffee machine and fridge in the room as well! Of course I liked Francesco a lot.. and I think he is incredible person :)

Very tidy and clean & close to good cafes & restaurants. Adding a WiFi repeater to the rooms would make internet available.

Very nice and responsive host. Available immediately even for a last minute paste night booking. The room is the best part, super clean and modern.

The property was not accurately described in the booking. It is only a bedroom with its own private bath and does not have a balcony or terrace nor does it have laundry facilities on site for clients. The host then offer to wash our clothes for us and gave us one free day of parking. I suggested they update the listing to make it more accurate. There is also a hidden charge of 40€ for guest taxes that we were not aware of until after we booked.
