The property is in a great location close to Padstow town centre, very comfortable and well kept with good facilities being hosted with a warm, helpful and friendly welcome by Karen and Terry which continued throughout my stay.

The location was great for walking to downtown area, shops, dining, and Coastal trail and bicycling

Very friendly host and the accomodation was spotless

Booking didn't include cooked breakfast which was unfortunate, as other guests were receiving and it felt a bit mean and stingy not to provide for all guests.

"Unexpected gem, booked on short notice due to hotel cancellation."

The whole property was in excellent condition and sparkly clean. Breakfast porridge for me which was great, other cereals available. Biscuits, coffee and tea in room, milk in fridge outside room nice touch. Comfy bed and nice en-suite shower , worked great. Convenient Parking at rear of property. Short walk to harbor, Karen the owner helped out with shopping plans too! Highly recommend!

All was great, nothing to dislike.

Stayed 3 nights between Xmas and NY, location excellent for all amenities and private car parking space. Karen is a very friendly host and should be a weather forecaster as she is spot on to the minute for weather patterns! We didn't use the breakfast options provided so cannot comment but did use the complimentary tea and coffees in the room. Thank you for a very pleasant stay Karen.
