1869 - Room Only Boutique Townhouse

Great location. Clear and easy entry instructions prior to arrival. Lovely dog friendly accommodation.

Lovely place, the room (Fairfield) was a large double with two windows, one overlooking the bustling street with lovely shops, and one with a great mountain view and an armchair to look at it from. Nice furniture, comfy bed and plenty of pillows and cushions. Great storage and plenty of room. Super clean with a nicely stocked tea tray. It is self check in but there is a telephone number and George was on hand to answer my many, many questions. He could not have been more helpful, from helping me find the (very conveniently) located carpark to suggestions for resturants and local ammenities.

Loved everything ! My only gripe (and it is a small one) is that access might be a little tricky for the less ablebodied, as the property is in an elevated position, up a steep (ish) drive with a set of stairs to climb once in the building. That said, there are outside steps from street level to the entrance, and once in the property being avove street level is great for the views and peoplw watching.

The property is in a perfect location - has everything that you need for a short stay.

We don’t have dogs and you could tell slightly dogs were allowed but it didn’t affect our stay at all.

Comfy bed

Tv didn’t work. When I messaged the hotel I didn’t get a response. It’s not the end of the world as we were in the amazing lakes.

Clean room, good location, WiFi was working fine, staff that we spoke to were nice and friendly. Liked the fact that you could just grab extra supplies from reception area such as toilet paper, teabags and milks if needed. Great that permits were provided as well. Good communication and detailed messages sent from staff prior to stay.

On our first night after pulling the plug on the bath sewage water ended up flooding the bathroom which would've left us without washing or toilet facilities although the lady that did come was great and sorted this out for us we did find it was a nightmare to get in contact with staff, the guy behind the main contact number was on annual leave which is fair but the alternative contact number went straight to voicemail the numerous times we called. The lady who did show up to help us called off a completely separate number to the ones that we were provided so although I'm happy this problem got rectified from an emergency point of view making contact with staff wasn't the easiest

The bed was very comfortable. The view from our room was fab. We were provided with robes and slippers which came in useful as we needed to exit our room to use the separate private bathroom.

The noise from the street. It’s only single glazed windows and so you can hear practically everything. I had brought earplugs with me but my husband didn’t so he didn’t have a great nights sleep. It would be a nice touch to put some earplugs in the room for guests. The parking situation is a bit of a faff (like a lot of places in Ambleside) but providing a parking permit for guests to use is a good compromise.

the size of the room and the size of the bed. The room was clearly advertised as a deluxe king size . the room size was actually a standard sized room .the bed was not king sized either. the free WiFi would not connect either I messaged the contact number about these issues as there was no staff present to discuss

The house was absolutely beautiful, lovely and well thought out decor (we love a period property). The beds were comfortable and room a great size with gorgeous views over the rooftops on to the mountains. There was a table downstairs with toilet roll, teabags, coffee, sugar, hot chocolate etc for you to help yourself to should you have run out in your room.

Our only downside really was nothing that can be improved upon but merely to raise that the noise on a weekend is quite high. The windows are old timber sash (beautiful) but let through quite a lot of noise, as the house is positioned by a number of pubs you may if you are a light sleeper struggle.
