Parking is a bit tight/awkward Noise from road in front but I had a bluetooth mask with headphones which cancelled out the noise and slept well.

Very noisy road making sleeping difficult at front of house Very stiff front door personally I was unable to open it. Allocated parking space difficult to get into we were lucky for most of our stay there were no other cars in the other spaces.

Only 2 minutes to walk to Rye. Ample goodies left to eat and drink

Great location.felt brand new. Lots of excellent little touches like a bottle of wine, mill, eggs, bread and breakfast cereals left out for us.

only 2 minor quibbles - our allotted parking space 11 was right at the back and really difficult to park into. Also TV didn’t appear to have standard TV channels like BBC & ITV etc…

Immaculate house which is stylishly decorated and well equipped. Super comfy beds and great bathrooms. The outside space is a delightful suntrap. Generous welcome pack and easy communication with Jamie. We loved staying here and would have no hesitation in booking again.

The only thing we were expecting was shower gel, so had to go out and buy but not an issue as all the food provided made up for that. The front door was very hard to open

no.11 had off Street parking, and was exceptional in all respects. Very clean, very well equipped, spacious, comfortable and altogether a delight. Jamie couldn't be more helpful, and we have already recommended it to friends who often visit Rye. We had atrocious weather which meant more times indoors than normal but two big sofas and a great kitchen kept us happy while it was raining outside. Both rooms had comfortable beds and ensuite bathrooms, one with shower and bath and the other with a shower The outdoor space we couldn't use because off the weather but on a sunny day it would have been a great place to breakfast or just sit in the sunshine. In Rye you are only minutes away from anywhere in town but from here you could also cross the river and walk through the meadows to Camber Castle. Great local supermarket, Jempsons, just by the station and 5 minutes walk from the house. Independent Kino cinema in town and so many pubs, cafes and shops to browse around. Too much to mention. Highly recommended.
