Money came out of our account and then literally a day or two after the host decides to tell us 2 days before we are about to travel they've got no gas or water. We have no choice but to go as we are stuck. Owner then agreed to send me a £39 refund but then has backtracked on this and only offered £20. The property wasnt fit for purpose and it is a legal requirement to have gas and water so we are now going through to claim everything back. Owner now claims she has closed the business yet it is still being sold on booking.com. I sense a scammer. Do not book this property or anything relating to the same owner. You will be fobbed off if anything goes wrong I have all messages for proof.

The club house at the site address was good with a friendly reception and a good atmosphere. That is about it.

The messaging from the host started on time about two hours before our arrival on the Monday. Unfortunately it was to say there had been issues on the preceding Friday with burst pipes to the boiler. The host was hopeful that his gas man would attend on the day of our arrival (Monday) to fix the problem. He didn't and we were then told we could use the nearby communal shower block (200metres away). This was not good given that we were on the fifth day of a 90 mile walk around the Norfolk coast and needed a good nights rest ready for the last leg! When we did arrive it was getting dark and we found not only the gas disconnected (no heating) but no hot or cold water at all - the kitchen sink mixer was dismantled and laid out in the bowl with bits of the gas boiler scattered on the kitchen worktop and the floor - and no working toilet. Having trudged off to the shower block in the semi dark we then found there were no lights working in the block which led to some more excitement getting fresh clothes on after the wash down!! At least the water was hot!! To cap it all the advised Wifi password was wrong it should have been written as Capital I not small i - All in all you couldn't make it up its just as well be only needed a bed for one night.

The location was great and easy to walk to the beach. Local shops nearby although a bit pricey for everyday goods. Local cafe was great for a fry up breakfast

The location was excellent and it was good value for money. It was well kitted out with washing up liquid, hand soap and various other things that you might need on holiday like tea and coffee. The hosts were great and did answer my questions in a timely manner, and offered to sort out anything we needed swiftly.

I hate having to criticise what appears to be a family run caravan enterprise but ... It was advertised as having wifi and it was one of the reasons why I booked it as I needed it for work purposes. It does NOT have its own wifi. They use the public wifi from the bar which is patchy at best. Please remove this from the booking page as it is misleading. It wasn't very clean. Whilst overall it appeared to be tidy and clean, things like dust on the TV and the outside area still having the previous guests megg ends in the ashtray was a disappointment. The windows were filthy and the blinds hadn't been cleaned for what looked like a long time. I understand it is an older caravan and I can forgive that, but basically cleanliness should be a top priority. Please tell your cleaner! There was stuff everywhere! Every wardrobe and cupboard was full to the brim with stuff and every surface seemed to have stuff on it. Whilst this makes it homely it isn't very practical when you need to put stuff away. The Hoover is a welcome addition but maybe consider getting a slim one that can be placed in the boiler cupboard so it isn't in the hallway getting under people's feet.
