Kip 23 JJs Emsworth

Location is superb as there is a restaurant next door and good two pubs close by. In one direction is the town of Emsworth with more restaurants, pubs and take aways, the other direction is the start of the harbour with lots of nice walks. The accommodation is a reasonable size with funky decor. The rooms are clean with coffee making facilities.

The breakfast next door at JJ's doesn't start until 9:30am! Fine if you're on holiday, not if you need to leave for work! Difficulty dropping off keys at 8am, had to post through the letterbox and hope!

The location is superb! Sandwiched in between JJ's restaurant, with a pub on either side. Chichester harbour a 3 minute walk down the road, lots of pubs & restaurants and Take Aways in Emsworth. The bedrooms and bathrooms are a good size and always clean. I've stayed in 5 out of the 7 rooms now as I like trying out the themes.

I wish breakfast was served earlier as I hear it's very good but have to leave for the office before it's available.

It’s beautifully located in the centre of Emsworth. It’s been very tastefully decorated. The bed was comfortable and the room was spacious.

We didn’t see any staff. Just got a key from a box. The WiFi code is long and not written in the room so you have to stand in the hall copying it down. The view from the window was just a pile of junk. Naively on booking, I thought I was choosing the specific room shown in the pictures. Each choice of room on the app has a different room pictured and a different room name. I did not get the room I chose. There was an extractor fan outside running noisily all night.

Great location in the village of Emsworth. A pub either side or restaurants everywhere. The rooms are always clean, well decorated, bathrooms are clean and well laid out. The bed is super comfatable too.

I had to check out before 8am, no one to give keys so had to post.

It was very hot but we couldn't open the window as we were on the ground floor on the road. Despite a busy location - it was quiet at night.

Very Hot, air con would have been great. Floor level room looked onto main street which was quite intrusive if you wanted the window open and light in from opening curtains.Another table under mirror in coral room would be a nice touch. Door had to be slammed to shut properly.had leak under sink which stopped us storing toiletries there.

The location was absolutely fabulous, a decoration of the room. And the pub itself was fabulous. The food was exquisite. The staff was so polite and helpful. Cant wait to book again thank jj's for a great stay

One thing is the parking information just be a bit clearer on the times you have to pay.And when it is free because it's not free.Parking as described.

Everything was exceptionally good and value for money was outstanding. Our only problem was that the bedroom window would not open and the hand rail only was only gripable halfway up the stairs.
