Everything! The rooms are new, spacious, super clean and comfortable. The staff are very friendly and always happy to help with anything. The location is great for walking about. Plus great coffee!

Yusuf and his team are efficient, lovely and really helpful. Room 101 was very clean but maybe too close from the road, so a bit noisy.

The location is great, near the taman sari and keraton, and the traditional market pasar ngasem, and there's also souvenir center close by. The staffs were really friendly and helpful. Once, I asked for a laundry service, and they were kindly help me sent and pick up my clothes from the near by laundry service. I really appreciate that.

The breakfast was great. It was just that the menu variation for breakfast was too few (too little) so our choice was limited. and I think they need to add more variation of menu for the breakfast.

We had the best time in FX stay. Beautiful room, new and cosy bedding (best pillow Ive had while travelling SEA). We really appreciated that its part of a coffee shop so we could go down and do some work Water filter Rice bowl for breakfast Discount on drinks Lovely and very helpful staff You can ret a bike there, they will link you with one local business Great location as well, with a lot of local food and the Taman Sari is around the corner I would came back

Nothing bad really, I would just not keep any food in the room (or hang it) as the army of ants would find it What we missed was a soap and a small towel or at least a hook for a towel by the sink. Also it would be nice to give us some recommendations upon arrival regarding where to go, what to see, where to eat

Lovely staff, location and very modern property. The breakfast was very nice and the attached coffee shop is amazing and peaceful.

Stayed here for 3 days, it was very comfortable with the room and service. The staffs are the kindest, and very warm. Kinda forgot that we had the breakfast included for the stay, but the staffs reminded by providing the breakfast to the room in the morning. It is a perfect location to stroll around the area, including Bakmi Jawa that opened in the middle of the night. Thanks for making our stay enjoyable!

The parking area covers only 3-4 cars only. The entrance gate is quite small.

The building was new , so it's clean but needs a lot more things in the room to make it comfortable for the guests. The staff are young and need more training for taking care of the guests, they are not professional as a good customer service, they are not independent and scared to make a decision for the guests that stay long and for their convenience..they change the rules and policies after paid and ruled agreement..there is no communication between the guests that needs help. It's very hard to deal with. I will never again book this hotel for my next trip.

The service was bad and unprofessional they changed the rules agreement after you paid and signed. Very disappointed, staying for twenty days for two rooms.
