The Villa at 40 Acres - Self-Catering Luxury Farmhouse on 16 hectares

The staff Isaac was an absolute gem he helped us with everything. The house is beautiful and has stunning views.

The road leading up to house is a dirt road and when we left the house we got terribly stuck it was not a nice experience and very stressful. When it's raining alot the solar doesn't last so we run out of water. I think if the water pump to house is upgraded and the road to house is tarred the house is a great get away.

It is a beautiful, spacious house with a big pool.

The caretaker was friendly, however not very considerate of boundaries. He would basically force himself and his service onto our group, not accepting when his offer to e.g. light a fire was politely declined. He would enter the premises unannounced during the day. The cleaning service unpacked all our suitcases and boxes, without us asking for it, while we had been away for the day. This was quite upsetting for all members of our group, that someone went through their stuff, it was particularly upsetting for a blind member of our group, that wasn't able to find their belongings anymore without help. The Wifi in the house is provided via a mobile router, however the mobile network in the area ranges from poor to non-existent. So sending emails is difficult, calls or even video calls impossible, so I had to drive to the Wimpy 5km from the house for work. While the network is poor, the owner only provides 1GB Data per night, and mysteriously they get used up even with this poor network. We ended up having to buy data and load onto the router. Claiming that this property has "Free Internet" is not correct. The cutlery and the dishes are of extremely poor quality that in no way reflects the price of the accommodation. Maybe it is meant to be "cool" to eat from worn down enamel plates and bowls - we did not like it. The solar batteries went off at 11pm at the day of our arrival, and the empty battery made a beeping sound the entire night through, right next to one of the bedrooms. Only in the morning did the caretake consider to communicate around this. A leaking water pipe required repairs on the roof during our stay. One of the nights, the guard dog just kept barking the entire evening, until early hours of the morning.

Everything about this property was spectacular. It’s tucked away on the foot if the Magaliesbueg range of mountains, and a perfect getaway if you want to be mostly off-grid, surrounded by sprawling greenery, beautiful sunset views, and crisp air. I have to take a moment to appreciate the staff at The Villa: Isaac, Bertha and Grace. They kept the home in pristine condition, tended to us with care and professionalism and were a memorable part of our stay. Isaac in particular is a masterful service provider. He is the reason we will likely be back

We were notified of this by the hosts, but shower time was the only issue we experienced. While we were away of one of the indoor showers having a very slow drainage system, we had the same problem with the outdoor shower in the master bedroom. Only two people out of the party of 6 were able to experience it.

The space is very beautifully designed. Well catered for large groups. Enough sitting space, with both indoor and outdoor options. Peaceful area. Great for relaxing

The shower shared between the three rooms was not draining properly. Even though it’s unpredictable, it would have been nice for the drainage to have been fixed for our stay. One bathroom and one slightly function bathroom is tough in a group setting
