The Villa at 40 Acres - Self-Catering Luxury Farmhouse on 16 hectares

Isaac and Grace were very friendly and welcoming. The place was very luxurious and beautiful with modern furnishings 😍. Pictures don’t do this place enough justice. The place is tranquil which is perfect for a getaway.

Having to wait for the water to heat up to be able to shower was a bit frustrating. The hot water is not enough to cater for a group setting. Not everyone was able to take a hot shower in a day. WiFi provided is 1 GB per day which is not enough to accommodate a group setting. We only received the 1 GB on the day of arrival (Friday) and that was it. No WiFi was able for the duration of our stay.

I really liked the staff, Isaac and Grace are the sweetest people. The place was truly beautiful as well. It provided essential equipment to make our stay really enjoyable. Great things such as a dishwasher made our load lighter when it came to all those dishes. I’d say it was almost worth the paid we paid apart from having the great company we had.

I didn’t like that there were certain things not changed or kept up to date. For instance, knives.. they were such a hassle to use, it’s time to change them. Hot water, we hardly had hot water… that’s was definitely not the greatest 😭 then blankets, atleast add an extra blanket in all the rooms, especially when you know it’s winter. Even heating needs to be sorted out, it was freezing and it was definitely difficult for some of my family to sleep in their rooms because of the cold. Lastly.I didn’t like that there was things like the oven we couldn’t use unless we called Isaac and sometimes it’s late at night and it’s an inconvenience for them and us. So before accepting any bookings.make sure essential equipment is in good condition because we paid a lot money for the oven to have been giving us so many hassles.

The beautiful and stylish finishings of the house…excellent. Good quality of furniture and bedding. Impressive indeed.

Its a beautiful house in the middle of nowhere. The hosts, Grace and her partner were very welcoming and helpful. Its a dream house.

The house is totally off the grid. It seems like the batteries they have are not sufficient for the house. Literally, when you switch on the kettle or the iron, the system trips. At times it just trips even when the two are off. We ended up buying petrol to connect to the generator, that's when we got to enjoy our stay. And it makes the hosts/ helpers (Grace and partner) to work overtime because every five minutes they have to run from their house to the lodge to try figure out what caused the trip. The house is beautiful, the hosting is excellent. They just need to sort out the power issue. I suggest that for every booking they include R300 generator petrol because their solar system is an inconvenience. I really loved the place to a point where I feel that I can almost overlook the electricity issue. If they can sort out the electricity issue, they will definitely get a 10.

The farmhouse is absolutely gorgeous.

We barely had any electricity for our stay there, the WiFi didn’t work and there was not enough hot water for even 4 showers even though the venue is meant to house 12 people. It was disheartening as the host had mentioned on previous reviews from months prior to our stay that these issues would be resolved. For what this place costs, the onus is on the host to ensure that we have electricity during our stay but they failed. Poor weather just isn’t an excuse in this instance as the host is aware of the issue and the house is still listed, making it feel a bit like a con.

we had struggled with the oven and the guest shower didn’t drain at all, not everyone could shower because of this

The place wasn't ready when we arrived No back-up power to supplement the solar system so we were left with no power on a few occasions Geyser kept tripping and can only be switched on by the caretaker as mains are outside the house. Had to boil water using the gas stove for the kids to bath and adults had cold and lukewarm showers

Very clean and modern with beautiful art throughout the house, the patio has a stunning view over the farm. The House is totally off the grid, so there is no need to stress about power or water during your stay. The pool is a total winner for the kids and parents, as they are always in sight
