The location was the best for where we wanted to go Another room was triple booked so I helped 2 guests move to another accomodation as they had no transport and short for time

The uncomfortable bed, tv In room too small could t get it on. Electric went off but luckily someone was still here doing work on another room. No cups but coffee making stuff and no towels so had to look for cleaner for them The picture advertising the rooms did not was nothing like the actual room.

Room size is wide, clean and bed size is good enough.

Bath device only hot water, no cold water, not able to operate. Toilet water pressure not good enough.

Very quiet Good nights sleep

A few things need a bit of attention Shower , sink plug ,heating needs attention Shouldn’t be on in hot weather Things really that could quite easily be rectified

Off Street parking, kitchen facilities and access to washing machines. Walking distance to restaurant's and local shops E:g Co Op Tesco and Lidl along with Pubs and sports Bars. If you are on tight budget highly recommended.

Nothing all good ground floor flat.

Poor state of bathroom, toilet seat dirty broke, sink filthy hairs in there, shower dirty, floor full of hairs Cold room bed springs coming out, very uncomfortable

Everything. Booked room #5 for the night of 9/26/25. went there and the room was inhabitable. There were no beds setup or anything else. Called the property seven (7) times leaving messages to please call back and come to the property to help us stay in a room. No answers. Had to last minute that evening book another hotel. Peebles property has not answered any of my online messages to get a refund nor answered booking.com to acknowledge we should get a refund. Booking ,com will not refund the full amount until the property responds to them. So I have lost at this point all the money I paid for the property (Peebles house #5) and had to pay extra for another hotel that night. Not a good situation for the consumer.
