The Elms is the most beautiful place, peaceful. Surrounded by lovely countryside and just minutes from an rspb reserve on the coast. Perfect for walkers, bird watchers or those seeking a quiet getaway. The room is spotless and has everything you need. Amanda is a wonderful host. Attentive but not intrusive, nothing is too much trouble. We thoroughly recommend.

Very quiet !

There was absolutely nothing to dislike about the property! It's a lovely house in an idyllic setting. Very comfortable bedroom and large fabulous bathroom . Pastries provided to have with your morning cuppa! Very peaceful , with a large beautiful garden with plenty of places to sit, wander, picnic or just enjoy the sunshine. A short walk down the lane takes you to a little Chapel that is worth a visit and then onto the beach where you can walk for miles in both directions on the South Coast path. Easy access to places like Sidlesham and Bosham which are delightful and worth a visit. Amanda, our host was so helpful and gave us great advice on places to eat and visit . We enjoyed it so much we stayed an extra night! We will be back!

Great location opposite nature reserve and ideal as a base for exploring the local area. Host is very knowledgeable and happy to give recommendations for places to eat, places to visit etc. we stopped and the crab &lobster pub on the way home which was amazing food! And went to the boulevard for brunch which was also a great experience - thank you for looking after us!

It is a room in her house with a corridor open to her house with a glass door to the kitchen. So you have no privacy. It says no pets that was good for us as my partner has an allergy to cats. It was soon obvious that there were cats there that must have been in the room or on the bedding. I know it's non smoking that is fine every where is. My partner and I both smoke but we respect the rules my partner doesn't smoke in her own home. So it was a bit of a shock after coming in from having a cigarette and going to are bedroom. 5 minutes and the host knocked on are door and basically told us that we was not allowed to smoke whatsoever as it made her house smell. Double locked the front door and this was at around 20.30 on are first night we are both in are fiftys .we stayed in are room that night and it felt as if we had to whisper when we had to speak to each other. So we decided that we couldn't stay there we had come away for a short break and this ruined one night so I booked other accommodation for the next night at my own expense so far. That accommodation was lovely

Great location, a short walk to Pagham Harbour Nature Reserve and a shingle beach which, if you want a longer walk, you can take into Selsey. The garden of the property is large, sunny with places to sit. The bed is comfortable and the bathroom huge with separate bath and shower. Amanda is very knowledgeable about the local area and can recommend good restaurants and places to go.

There was nothing we didn't like, the place was exactly as described.
