"Other than the nice beach and Mr Shady who was very friendly, it was not a good experience"

Only the beach was nice, and Mr Shady was very friendly

Once I finished my booking, I tried to reach out to the property without any response. They waited until the night of check in when I found someone contacting me and saying that the Villa is has no air conditioning in the ground floor and only 3 ACs are working upstairs, and the Villa is at the 10th row from the beach. That’s despite the fact that the title of the Villa at Booking stating that it’s air conditioned and it’s few steps from the beach. I was offered another Villa on the beach but it was unclean and there was no air conditioning in the ground floor. It was definitely a bad experience as they keep bothering you with calls and text messages all the time and will not give you time to relax and there was no electricity for one hour each morning. In addition, the furniture was very old

"Do not book! Terrible experience with no compensation"

The location of the villa we ended up in after the one we booked somehow wasn't available was great - very close to a very nice beach. The Ein Bay resort in general is nice - quiet, not crowded, great beach, pool (though quite far from the villa), supermarket.

DO NOT BOOK WITH THIS HOST! I usually leave positive reviews, even for mediocre experiences, and I've lived in Egypt for 10 years, so I know not to expect the best, but this was bad. After we sent the passports and visas days ahead, the only contact we had, Mariam, stopped responding to messages and calls, so when we arrived at the security gate, they didn't know about us and didn't let us in. Mariam would not answer phone calls, so we were stuck. Finally, she said in a voice message that the villa we had reserved over a month ahead of time wasn't available(!) and that we'd have to wait somewhere while she found another villa and got permission for us to enter. But there was nowhere to wait, and security said we couldn't stay there, so we had to go to a tiny cafe on the side of the road and wait for hours with small children in the heat. Mariam said she'd send a bus in 15 minutes to get us but didn't. Hours later we had to hire our own bus to get back to the gate, which Mariam said she'd reimburse us for but never did. The other villa she got us did not have enough beds (fewer than the original villa) and wasn't clean when we finally did arrive. We left to let the cleaners finish, but there was still sand in all the beds, so I don't think they changed sheets. Other areas were not very clean, either. If I had not been able to speak Arabic, I would not have been able to navigate any of this. The listing shows free wifi, but there was no wifi. When I insisted, they brought a 4G router, but it didn't work, so I had to buy a data package to use for meetings, which Mariam also did not reimburse us for. I asked multiple times how they intended to compensate us for the botched booking, but they did not offer anything. This was a terrible experience overall. The only good thing is the location and the beach.

"Doesn't match facilities description, won't book again."

The location was good, and was steps away from the beach . The beach was clean and calm.

Before i start listing issues . I have to mention that the management did change the villa because the one in the advert went "under maintenance", or so they communicated . So below are the issues we faced with villa no.10. On the first day i made sure to report issues but no action was taken from management side. Now to the issues: - Despite the property listing included early check-in , the host informed me that it wasn’t possible to provide early check in on the evening of my booking. We had to check in at 14:30 which wasted half of the of the 2 nights we booked, but were flexible on the checkout time, because it was a low season anyway. - Facilities didn’t fairly match description , we didn’t find towels, toilet paper, or a streaming service, WiFi was very limited, doesn’t get to the rooms and had to be recharged at an extra cost to be used. Master bedroom didn’t have hot water. The washing machine is archaic and oven didn't work properly. - hazardous and exposed electrical wiring is everywhere in the property. I had to safeguard and warn kids away from these areas - the property was better maintained or cleaned properly prior to the visit, despite committing to the moved check-in time. For example: Some beds had no sheets, worn out duvets , mold is forming on the sinks, worn out fly screens, broken tiles and damp indoor walls. - Kitchenware is very limited : no tea spoons , only one usable knife, less than 6 plates , not enough mugs, The kettle used a non-compatible plug so we couldn’t use it. No microwave .

I really enjoyed my stay. The villa's location is ideal for families, with a beautiful garden and a peaceful atmosphere that enhances the experience. The staff were friendly and very helpful.

The kitchen equipment could have been more updated, and there were no lock keys for the doors. Additionally, the bathroom infrastructure needs more attention.

"Never again! The worst!"

I am trying to find something nice about it but honestly it was terrible

The villa was very different from the photos. It was unclean, the bathrooms were broken, and the kitchen was the worst. Not every room had an air conditioner, which made it impossible to use. They need an insect control system because it was impossible to sit outside after 6 pm. The leakage in the bathrooms was so bad! We all used only one bathroom! There is nothing more disgusting than a dirty bathroom. We were asked to send IDs, and I sent them the night before, but nobody at the gate knew about us. We had to wait for a couple of hours, and I heard many lies from them, such as claiming that they had sent the IDs and that there was someone else renting the place. After arrival we found out that the internet wasn’t working and they had to call the company to recharge it, it took a day. Also, the washing machine was broken and we had to ask them to replace it. The oven was broken too and after 2 days they got us one! In the end, we decided to do an early checkout and leave. I contacted the property manager, Mariam, and asked for a partial refund because the place wasn’t as described. However, she spoke to the company, and they rejected it, claiming that we had broken a plastic chair. I was very disappointed and I am now processing a dispute with my bank. I won't be booking with them again!

"Pleasant"

The location is lovely. The beach is delightful and very quiet. The compound features several inviting pools. The staff members were polite

The check-in process was excessively protracted, spanning two hours. Despite their efforts to resolve the issue, the staff failed to respond to my inquiries, causing significant frustration on my part. While the staff exhibited courtesy, their inefficiency was evident. They could have proactively applied for the necessary security clearance in advance to ensure a seamless check-in process. Furthermore, it is unacceptable that customer calls were disregarded, particularly in a situation that warranted prompt attention. Additionally, the villa requires maintenance. I encountered problems with the air-conditioning and a toilet issue, both of which were only resolved a day after I reported them. It would be beneficial to provide an electric kettle in the villa for the convenience of guests.
