The room was clean and well-equipped with TV, wi fi and fridge. Well situated for my purposes within easy walking distance of trains (Burley Park station) and buses (Otley Road). Ideal if you just want a no-frills place to lay your head for a few days.

Some people might not like a shared bathroom, but for the price you can't expect everything.

It was clean, free parking. Blackout blinds. TV is good. Check in is easy enough. Good location for Headingly cricket and rugby and Headingly town centre.

The shower is terrible, such low pressure that I ended up having to shower in the shared bathroom anyway. Bed is small and pushed up against the wall so not ideal for two people. It is very warm in the attic room. Strong and off putting smell. There were traffic cones and chairs on top of the bush which is a bit random but also likely to fall and damage your car in strong winds. Never met the host just communicated via the chat for check in/out etc. No real issues with this but at the end of the stay they more or less try and coerce a 10/10 review by saying anything less than this is a bad review. This seems very odd when you consider Booking.com state 7.0 as "good" average rating. Neighbourhood is rough, we had someone throw something out of a car at us, but luckily it missed us. At £70 per night it was well overpriced.

Our room was down stairs next to the front door- on the first night we were woken may times by the door slamming right up till 2.30am. one day there was a match on and we couldn't park nearby - we parked many streets away and walked back.

The place was clean.

- Awful springy as hell mattress, prepare for insane back pain! Didn't know they still made such cheap metal and material 'things' like that! - Poor shower pressure. Couldn't shower for two days; and a very tight shower cubicle! - Narrow dangerous stair cases, and no hand rail on attic steps! - Claustrophobic 'double room' in attic - Plenty of hazards in room including a bed side drawer that scratches your legs, since there's no room to safely get out of bed, with the bed being positioned against a wall under a slanted roof - Overy decorated (almost disgusting how chaotic and unsightly decor was - cheap Temu wall stickers is so overstimulating) to mask the poor state of the room with damp problems coming through - Contacted owner after our stay, since contacting owner during our stay wasn't a priority given our last minute booking was due to a family emergency - I was polite and courteous, yet property owner point blank refused any form of refund while not disputing any of the issues I'd explained - Wouldn't recommend staying here at all. More for students who don't mind slumming it a bit! Because no matter how low your budget is, everyone deserves to at least have a comfortable mattress to sleep on and working hygiene facilities, when you're paying to stay somewhere! - Very cheaply done. Can hear every door lock and unlock, and closing and opening - We were a couple. Would absolutely not recommend for a single female. Wife said she'd have felt unsafe staying here alone - Abysmal £13 refund after getting booking.com involved. Will be disputing. I'm a genius level member. It's a joke! - Oh, and also expect to be kept up until late at night with students partying next door, and weed smell plauguing your room. Like I said, best suited to students who don't mind slumming it.

Cleanliness, little touches like, toiletries in the room rather than in the bathroom. Extra towels, loo roll etc. Kettle in the room as well as shared area. Hair dryer and straighteners a lovely touch (although I didn't use them)

Walls on the top floor thin. But I couldn't hear anyone else within the property.

I like the location, its about 10 minutes to the train station and 30 minutes to the city centre and it was nice home with lovely kitchen and the neighbourhood is very quite

Sometimes the hot water was weak
