"Great central location"

Good, quiet central location within walking distance of resturants etc. Good sized rooms. TV appropriate for the size of the reception room. Good sized and well equiped kitchen and bathroom.

Impossible to sit at the table because the chairs were too high and you could not physically fit your legs under the table. Chesterfield couch very low and a little worn. Fridge/freezer door makes contact with the wall when is less than half open. It should be noted that the stairs to the fitst floor are steep, as are the space saving stairs to the second floor. Not a problem for us though. Driving directions could be clearer, very easy to miss the entrance to the yard.

good location for facilities and can walk to all local spots as in the centre but was quite at night . a little problem finding it as tuck away. but good stay

the fridge/freezer was not easy accessible as doors hit wall but this could be changed. owner needs to hang doors on the other side of fridge/freezer.

"Kings lynn is a superb base, the cottage is good but with a bit more thought it could be great."

lOCATION FOR US WAS EXCELLENT , LOVELY AND QUIET AND SUPER FOR EXPLORING THE MANY INTERESTING MARITIME STREETS , THE WALKS AND FOR SHOPPING . EASY REACH FOR PLACES OF INTEREST JUST OUTSIDE Kings Lynn.

We were very disappointed with how uncomfortable the loft room beds were , the lack of WIFI during our visit ,other stays have had this all set up , no manual to help with that . The shower taps were very difficult to operate and a serious lack of toilet paper for the 3 adults. Again this is something we rarely need to think about. Care was required using the paddle steps to the loft room as it didn't have a safety rail at the top . for one of my party this wasn't able to be used. We feel the owners of the property would benefit from reading the comments from other guests to have a better understanding of peoples expectations, as a year on some of the failings there are still apparent . The cottage has huge potential , a welcome pack with recommended places to eat especially when arriving late ,would have been most helpful , a usable table, you can actually get your legs underneath and a little gate at the side of the property would be really nice especially with a dog, it would create a private patio area, a few little extra thoughts here and there would go a long way and then we would certainly consider returning to this lovely place, as there is so much going on , we enjoyed the festival band which was on during our stay and superb pubs offering great food and drink. A must, is the Crown and Mitre , superb views of the Ouse , fantastic Sunday lunch , but book in advance.

Good location. Parking outside handy. Good water pressure for shower Smart TV Washing up liquid and sponge, enough towels Dog friendly

There was lots of damp on the walls, to the extent that the paint was peeling and flaking off. It made me asthmatic son wheezy and need extra of his inhalers. The kids bedroom was up a staircase which in no way shape or form would comply with building regulations. It was extremely steep, tiny steps, steep treads. There was one handrail but still felt dangerous for me, let alone my child. The main double bed had a support leg missing from the middle of the edge of the bed, so even pushing down on the bed with arms meant the whole bed flexed and moved. I was not convinced it wouldn’t collapse in the night so one of us had to sleep upstairs in the second twin bed in the child’s room. There were not enough forks, bowls or glasses. (It’s meant to sleep 4 so I’d expect 4). The property next door is owned by the same man, who rents it out. Unfortunately the people who stayed there when we did ignored the information on the booking saying ‘dogs cannot be left unattended in the property’ which meant we were subject to lots of loud dog barking during the day when the humans left the dog unattended all day! Not the property owners fault but not ideal all the same.
