Location

Tried to contact with no response from owner. Plugs hanging of the wall, vodka bottles under tv unit. And top off! It was double booked with another tenant tried to get in at 8 o'clock and my staff was happy to share as felt sorry for the lady but she felt uncomfortable as was two men inthe flat (understandable). Still no response 24hrs later regarding the problems!!

Nothing, it looked lovely in the pictures but that was not the same apartment we were given.

To whom it may concern, I am writing to you in regards to the accommodation I booked on 26/08/25-27/08/25 at flat 6, 24-26 Oswald house, Queens Road, Reading. I’m not sure where to start. The accommodation was disguising. 1) as we approached the flat the hallway was dirty, 2) the flat stank of cannabis, (we are a family with children) 3) the kitchen bin was full of rubbish, 4) the first bedroom door handle was hanging off with the screws sticking out and couldn’t be shut, 5) the bathroom bin hadn’t been emptied and had a dirty sanitary towel in it, 6) the beds didn’t to appear to have been changed and there was no under-sheet or towels for the guest on the soft bed, 7) the light fitting in the lounge and a power socket has exposing wires out and were hanging of the walls, 8) the patio area was a complete mess, had broken decking and was covered in joint ends. 9) There were dirty towels hanging over the shower and over a chair in the bedroom, 10) the floors had clearly not been cleaned either as our feet were filthy very shortly after arriving. I have taken photos of all the points I have made above if you require evidence from our experience. This is not what I expect after paying nearly £190 for one nights accommodation. The flat was nothing like the pictures on booking.com and I was miss sold this accommodation. I wish to be reimbursed a fair percentage of my fees or I will be taking this matter further. I have received a message from yourselves thanking me for leaving the place tidy as I would anywhere I stay and I expect the place to be clean for my stay which unfortunately it was far from.

Nothing. Absolutely disgusting.

This has been one of the worst experiences I have ever had with a holiday rental, and I feel compelled to share just how bad things were, so no one else has to go through what we did. I booked this property over a month in advance, expecting a clean, livable space for my family. What we walked into was nothing short of disgusting. The property was infested with bugs, cockroaches, and insects crawling all over. There were cobwebs hanging in several corners, the place reeked of a strong foul smell, and even the remote control was filthy. It was clear no proper cleaning or maintenance had been done at all, completely unacceptable for any accommodation, let alone one being rented out to paying guests. We immediately documented the state of the property with videos and photos, which we sent to Liv Accommodations right away. Not only did they ignore our messages, but they also made zero effort to rectify the situation or even acknowledge the complaint. I reported this issue to Booking.com the same day and let them know that we would be checking out early due to the condition of the place. My sister and her family, who were supposed to stay there, had to go and book another hotel at short notice, which ended up costing more money and causing a great deal of stress. Despite the clear evidence we provided and the fact that we were forced to leave the property, both the property and Booking.com refused to issue a refund. It took Booking.com nearly a week just to respond, and even then, they came back saying they couldn’t reach a resolution. How can such a bug-infested, unsanitary, and unsafe property be allowed to remain on your platform? This entire experience has been incredibly disappointing and frustrating. The way this was handled — or rather, completely ignored by both the property and Booking.com — is unacceptable. It’s shocking that a company can collect full payment for a property that is quite frankly not fit for human habitation.
