"Fabulous location, beautiful house, perfect for a quirky getaway"

The property is in walking distance of a lovely pub and local shop/butchers which also made homemade quiches, pies and scotch egg, so amenities were really close. The town of Sidmouth is only a couple of miles down the road and an absolute delight to visit. The property itself is well equipped, beds are comfy, bed linen is crisp Egyptian cotton, with extra blankets/pillows in cupboards if required. Plenty of towels and toiletries to use, alongside dishwasher tablets, washing up liquid, dishcloths, t-towels etc. A lovely touch was the tea and coffee and milk, with homemade shortbread and sweets in a gift bag that we were invited to take home. Lots of toys/books if you didn’t bring anything and WiFi is good. The decor is quirky and fun - it complements the older property’s nooks and crannies. A safety gate is at the top of the stairs which is great for unsteady adults in the night as well as children. All very clean and beautifully presented.

The description cites single bed, when in actual fact it’s a child’s bed just a bit bigger than a cot. Obviously my 15year old couldn’t sleep in that!!! Fortunately we found a z-bed in a cupboard. It was too late at night to call the owner when we checked in, after a wedding close by. We cobbled bedding together from the cot-bed and blankets from other rooms. The seating in the lounge is inadequate for a family - the two seater sette is comfy but is two seater and the chair is aesthetically great but massively uncomfortable. Also if there were 5 staying, there aren’t enough chairs for 5 people. Tiny things that would make cooking easier… slotted spoon Salt and pepper But these are minor niggles other than the bed and misleading description that it was a single bed.

Cute village location. Friendly residents , store and pub close by. Grounds were perfect.

We stayed in this property for one night in July 2025 while travelling to London from Cornwall. The cottage was lovely! Everything was very clean. The surroundings were very calm. The house had all the facilities that we needed. It was a very special experience:)

The beds were very narrow- not comfortable for two people. The checkout time at 10 am was too early for us.

Location was excellent and on a beautiful estate

The bedrooms lacked furniture in some rooms (bedside tables, wardrobe). Poor lighting - very dim to read.

The area

I don't understand how there are so many good reviews of this property. Firstly it is advertised as a 3 bedroom for 5 people. When we arrived we discovered that the third bedroom only had a toddler bed in it. This is therefore false advertising. In addition the house is in bad condition. While there is a lot of new furniture and cushions everywhere, the property itself is not acceptably maintained. The upstairs bedroom window is rotting so badly in some places you can see the side of the glass, there is black mould around this window and the toddler room window. The toddler room is not fit for purpose, it has a bolt lock on the inside with no way to open it from the outside, while it's unlikely a toddler will lock themselves in it really isn't a risk that anyone should take. There is also flaking paint all over the upstairs ceilings, damp behind the bath in the bathroom and there are only three comfy seats in the living room so anyone extra has to sit on a dining chair or the floor. This is a personal choice but I, like several other previous guests, found the bed incredibly uncomfortable. They are IKEA valevag mattresses just to clear up any previous comments. The woman who owns/manages the property replies swiftly but she is difficult and rude. I honestly would recommend the area it's lovely but I'd steer clear of this property. I'm sure there will be some comment below trying to make out I'm an awful human so I have included photos to back up my complaints. This isn't about the property but I was upset when we got in and so complained to booking.com on the first night, admittedly a Sunday going into bank holiday, and it took 4 nights for me to hear back with an answer to my complaint so I didn't feel very supported by the website either.
