The location, cleanliness, beautifully kept gardens, lovely breakfast and a very nice hospitable man in James.

The accommodation was ideally located for the town and tourist attractions. Our room overlooked St Austell with amazing views.

Private bathroom was fine but not ensuite. it was just down a corridor.

Excellent breakfasts and excellent location near to the station.

No problems. Might have been good to have a TV in the room but the lounge was perfectly adequate.

This was a lovely place to stay. First the property is beautiful with well kept gardens. The breakfast was wonderful and nicely presented. Our host was most generous with his time and available to answer questions. His attention to detail was amazing and he provided a superior level of hospitality.

James was a perfect host, very welcoming, friendly, and hospitable. The beds were very comfortable in a spacious bright room with a fabulous view over flowering rhododendrons and parts of the village. The sunny dining room ambience was exceptional as was the breakfast. Access to the beautiful, groomed lawns and outdoor area was available too.

Although there was a lounge with TV, we would have preferred a tv in our bedroom. We also needed somewhere to hang our clothes.

Excellent location for exploring the town and nearby attractions. Room was clean, light, and airy, and host was friendly and welcoming .

Nothing much to complain about but be aware that there is a steep hill up from the town to the B&B.

Hard to find even with additional instructions not to rely on postcode satnav

Beautiful B&B in St Austell. The room was spacious and comfortable and we felt very welcome. Great breakfast. I would definitely go back.
