School House Cottage B&B and tea garden

The room was very comfortable and clean. Breakfast and evening meals were good.

The instructions to get to the property could be better. It had the same post code as a similarly named B&B next door on the main road, except it was positioned behind this B&B and was accessed a little further down the main road via a very narrow gate into the courtyard of a grammar school and along a dirt track without any signage. The stairs are a little narrow and steep.

Location is excellent. Owners very friendly. Good breakfast

I'd misread the description and thought room was ground floor with a patio. This was needed due to hubby's disability. Nice room but small and restricted space especially in bathroom proved difficult

Friendly hosts and clean room with good bed. Parking included and close to village. Lovely view from room but looked directly onto the bed in the shepherd's hut and their hot tub.

Small shower that went cold mid shower both days then came back hot. Reviews made it sound better than it was. Decaf coffee was like dish water and only realised there was an honesty bar on departure. No tourist information in the rooms nor information about meals other than breakfast. Cake and coffee on arrival some others mentioned didn't exist. Just hotel biscuits in room.

We have been to Hawkshead many times and this is the best place we’ve stayed. Lovely old cottage vibe but without feeling outdated, wonderful relaxed hosts, great breakfast and the perfect location in the centre of Hawskhead but on a quieter street.

Steve and Sharon made us feel like one of the family --- it turned into a home from home.

The School House Cottage was home from home, breakfast was a full English and was exceptional, the bedroom had everything you good wish for and was decorated to a very high standard and so pretty, cottage was so close to the centre of village

There was nothing that we can think of, we should of packed our slippers as it was so homely and we didn't want to come home
