Nothing good: the central location doesn't quite compensate the otherwise miserable state of this hotel.

I have fonr about 150 stays in different hotels with Booking.com, and this stay was outstandingly poor. 1) This property has a major issue with hot water supply. The water temperature (in the hot position!) oscillates between cool and warm, never getting hot (which is my desired shower temperature). Moreover, it only stays warm for about 2 minutes, and takes another 10-15 min to get "warm". And that might be caused by the neighbours - yes, you are competing for hot eater with the other rooms, as the owner himself actually suggested to me. The owner was kind enough to send his friend to do an inspection - you see, they didn't believe me. And, behold the miracle - he visited twice within 20 minutes, and tried the water when it happened to be "warm". After that, he departed stating that tgere is "hot water" in the room, reported the same to the owner, and they both basically declared me a lier. I am a PhD in meteorology, I have stayed in about 200 hotels in Booking.com and outside, and I've never been faces the people like that pair. And just if it was all! The list goes on. 2) terrible bed - hard as a stone. I don't have back issues, but even so I had trouble to find a painless position. 3) dim, depressive lighting. 4) stale smell in the room - must be that someone had smoked on it. 5) there is a memo in the hall prohibiting the consumption of ANY meals ANYWHERE in the hotel - and the place is called "bed & breakfast", mind you. Well, such hipocricy comes as no surpruse, given all the above. The overall tired, dated and used look everywhere. Needless to say, the owner didn't even try to start apologising for any of the trouble I experienced in his hotel.he refused to reimburse me. He tried to recird my booking as "canceled"/"no show" against the rules, even though I stayed there 1 night.

The property is in the historic centre and apparently once a church. Our host was very obliging. There was a community kettle which we used. The location is close to all facilities. The bed was comfortable and our room was a good size.

The smell of air fresheners / deodorants. We found three in our room. We moved them to the corridor for the duration and then returned them to the room at the end of our stay. A better solution to improving air flow might be a dehumidifier or a good quality exhaust fan.

Fantastic little hotel in the heart of Lucca. large room with a comfortable bed and lovely linen. Easy self check in with a fantastic owner.

Everything was excellent.

Breakfast was not included.

Mirko is very kind and helpful with giving suggestions. Location was amazing.

The room was quite dark and due to the thin walls in such a historic building, you sometimes heard other guests.
