This property will not accommodate hen, stag or similar parties. Please inform The Cottages at Ivy Farm by Charles Alexander Short Stay in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation. Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Guests will receive a rental agreement which must be signed and returned to the property prior to arrival. If guests do not receive the agreement on time, they should contact the property management company at the number on the booking confirmation. Guests under the age of 18 can only check in with a parent or official guardian. A damage deposit of GBP 200 is required. The host charges this 7 days before arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. HOT TUB (COTTAGE 2 ONLY) Please note that if we have had a same day changeover, with guests checking out on the morning of your arrival, the hot tub may not be quite up to full temperature on your arrival. This is due to the hot tub being completely emptied, cleaned and re-filled for your health and safety. A deposit may be required at the property.

beds very comfortable and bathrooms were very good

wifi was very poor, arga was very slow to heat up, back yard was dirty and outside furniture broken.

A beautiful space, so peaceful. Great living space, comfortable beds. Loved having the horses in the field outside. Loved the hot tub too. Even better than we expected.

Clean, modern, spacious, great location

Had to wait a long time for hot water. (Cottage 7) Garden patio area needs a divider between the two properties furniture to give a bit of privacy. Outside pathways need finishing.

"a relaxing 3 day break with easy access to Lytham and St Annes by car"

spacious 2 bedroom semi detached bungalow. with a wonderful back garden. Great for me, my daughter and her 2 children. Lovely peaceful location just 5 mins drive from Lytham.

the back garden was one with the adjoining property- which would be perfect if you were renting both together but we were mindful of our children annoying the people next door. But not sure there is a solution as i can see if one extended family was renting both halves then the one garden would be fine

location & hot tub

the hot tub was lovely but needed checking daily for shock treatment. the owners were superb and immediately sorted it out.
