"Warning: Stressful administration and check-in/check-out"

This is not exactly a hotel, but a students accomodation for longer stays. The rooms are small, but clean. For a short the rooms are good, no problem here.. The house is not far from the city centre and in walking distance to the university. But please read my negative points below.

In terms of handling and checking in this was the worst experience in 10+ years. Don't go there for short stays. Brotherton House management thinks is is clever to torture guests. They do sent multiple mails with instructions. You have to register before arrival, otherwise they threaten to cancel the booking, You have to upload personal documents which would be in breach with EU regulastions, but wait - the UK is no longer in the EU. When I tried to check out they had a meeting and let me wait for 10+ minutes (while waiving at me). I had to leave because I had to get to my conference. As an effect I had to ask for a proper invoice of my stay via mail. This would take "15 to 30 days to fulfill" was the answer. So, in retrospect: Simply don't go there for one or two nights - it is super stressful to fulfill all their demands for a professional traveller. At the same time they are not professional at all in guest handling and providing essential documents such as invoices.

"A very good stay for 3 days"

Service was excellent, the best I've had in ages. Staff literally walked me through everything upon arrival. Any time I walked by one of them I got some friendly banter. Rooms were small as advertised but clean and efficient. Bed was a bit stiff for me. Air con wasn't operational and I had road noise but it was cool. Bathroom is tiny, had to dry outside of it lol. I'm an average guy sized. But operationally it was fine, good pressure, doors and drain. Towels provided were good. Kitchen was awesome 👍 had my own locked cubby, fabulous. Huge money saver for food as Tesco is a 2 minute walk. Gym facilities excellent 👍 Used the sauna and weights, all excellent.there are games like pool, ping pong and bowling. All in all it was a very good to excellent stay.

A bit hot in the kitchen. Doors slam loudly

"Fantastic palce to stay in Leeds - just not during heatwaves!"

Brotherton House is located in Leeds city centre and only a short walk from the train station. It's a very safe area with many restaurants, cafés and supermarkets. Tesco Express is less than 5 min away. Staff at reception were very nice and I was given a tour of the accommodation when I arrived. This accommodation has plenty to offer: saunas, gym, game room, communal spaces, study rooms (if you need to get some work done), cinema room, etc. There's also a communal self-service laundry. The shared kitchen was large and well equipped with everything you need (incl. pots, oven, fridge-freezer, toaster, etc.). Each room has allocated storage and fridge-freezer in the kitchen which is opened with the room key. The room/bathroom was small, but immaculately clean, and the bed was comfortable. There was a large desk, plenty of storage space, iron/board and smart TV in it. Wi-fi was super fast and worked very well.

Guests are expected to buy things like washing liquid, sponges, dishwasher tablets, bin bags, soap (although toiletries are provided on arrival), etc. While not a massive problem, it's also not ideal for short/long stays. The room, while nice overall, was super hot and stuffy during the heatwave. There was no air-con or fan in the room and since it's not possible to open the windows properly for H&S reasons it meant that I couldn't sleep for three nights in a row. The whole third floor was super hot after several heatwaves with the temperature reaching 27 degrees in the lift itself - it was even worse in the corridors and the room. While I absolutely loved Brotherton House as a whole and would gladly come back in the future, I would definitely avoid it during hot days. If it wasn't for the temperature, I would give it 10/10.

"Leeds Brothertonhouse / Study Inn"

I likes that the accommodation offered so many facilities, if you wanted to use them, such as gym, sauna, cinema room, kitchen, your own fridge & cooking utensils. Not a far walk to central Leeds, about 7-8 minutes walk. Supermarket 2 minutes walk from the hostel.

Being summer, the room was extremely hot, with no AC, I left the window open for my whole 3 nights there. Also, the name above the door of the hotel isn't Brotherton House. So when I looked up Brotherton House on Google maps when I arrived in Leeds, it made it a little difficult to know where exactly on the street the hotel is. This hotel is actually student accommodation, that they allow guests to stay in during the summer months. Also a really small button near a card swipe machine, which I didn't see initially until someone helped me, as you can't access walking in unless you have a pass key for staying there. This button is quiet small and not very noticeable. Thought this was odd versus pretty much all other hotels you just walk through their front door. Good stay for maybe 1-2 nights but 3 felt too much.

"Lovely staff and stylish design, but practical issues make short stays inconvenient."

The staff are absolutely lovely. They were kind, attentive, and available 24/7. They go above and beyond to help and genuinely improve the overall experience. Design is creative and playful, with rooms themed around Monopoly squares, modern interiors, and clean, bright spaces. Facilities are impressive: PS5 in every kitchen, checkers and backgammon tables, a gym, bowling alley, whiteboards in rooms, and a TV with Freeview, Netflix, and Prime (logins required). Spa and Steam room, yoga aream, grand piano. Excellent central location, with multiple Tesco Express stores nearby and easy access to city life. Good Wifi - very fast and good.

No air conditioning in rooms or corridors. This is a real downside in warmer months. No hand soap, washing-up liquid, or bin liners provided. This is inconvenient, especially for short stays. Kitchen lacks basic cooking staples (salt, pepper, oil), which means extra costs for guests staying just 1 to 2 weeks. Dishwasher but no tablets. Cupboards are poorly fitted, and there is no space for full-length clothes. The microwave & oven combo thing is confusing and auto-shuts off every 15 minutes unless you intervene with the motion sensor, even if you are in the room and your card is in the holder. Card access readers frequently run out of charge, and TV remotes may not work. They are happy to fix it, but just an inconvenience. Risk of lockouts is high if you're not constantly carrying your card. No large supermarket nearby, so buying essentials for cooking adds up quickly. PS5 is great (only 1-2 games), but no controllers. You need to sign out PS5 controllers and give them back that day. Spa and Steam Room were out of order for most of my stay. The bathroom door has no handle or lock and slides open, with a light so sensitive it turns on even while you're in bed, making nighttime disturbances almost guaranteed.

"Possibly the best Student Residence."

Great facilities, I enjoyed the bowling very much! Worth the bucks! Reception was really helpful and friendly, it wasn’t rowdy either. Each room is provided a locker in the kitchen with our own fridge and storage space for cooking utensils. Kitchen is always clean. Bedroom is nice too, the smart TV works well and bathroom is clean. Lack of amenities though especially for very short stays, they don’t provide toilet tissues but the reception was nice enough to give me a roll since i’m only staying for 5 nights. This is definitely the best student residence i’ve stayed in terms of facilities, it’s luxurious.

the sensor-based small lights in the bedroom work table are annoying cause I can’t just keep it on all the time when I need them.
