"Good"

The room itself was nice. No issues there. However, I was moved to the room next door with urgency because apparently the ceiling of the first room was a fire hazard.

IMPORTANT NOTE: I don't think they make this clear enough on the listing. The terrace isn't private, anyone from another room could access yours if the door is open. So despite the oppressively hot night, I didn't feel safe leaving the terrace door open whilst I slept, and there are no other windows you can open. It's not a good design. Another reason you can't leave the door open at night is the horrendously loud music from the club on the street below. It goes on well until 5 in the morning some nights. Not a pleasant place to stay if you need a decent night's sleep. I expected some noise given the central location, but this was awful. I was using this place as a temporary stay whilst starting a new job and looking for a long stay flat. So the stress of that with the sleep deprivation wasn't great. If the windows were better soundproofed and they provided you with a fan or Aircon unit that would be a good solution. I ended up leaving a full month before my official check out. I requested a partial refund for the nights I wouldn't be staying, as I thought that was fair given the mid -stay emergency move to another room, and mis-representation of some of the issues on the listing. But they refused unfortunately. Also, as a non-student guest you don't get any access to the facilities such as the cinema room and yoga room. At the time of booking this was not clear. In fact they had photos of these facilities on the listing though it looks like they've since been removed. Overall, if you're there for a couple of nights, these things probably won't affect you that much. But I don't recommend this place as a long-term stay, especially if you need a good night's sleep.

"Good flat, but only if it was clean enough!"

Good location, nice facilities. Very easy to reach from Leed central station.

The flat was not clean. There was hair in the bathroom and sink. The glasses in the kitchen were also not clean. This was disappointing in otherwise a good stay with good value for money.

"Avoid Briggate Studios at all costs!"

Please do yourself a favor and do NOT book this property. This stay was nothing short of a nightmare! Although there is an AC unit in the room, the property managers refuse to turn it on. When I contacted them, they told me to go out and purchase fans to cool the room down (I spent ~60 pounds on two fans that did little to combat the poor circulation in the room). The heat was so overwhelming that I tried cancel my reservation and book other accommodations but management refused to refund me. For reference, the temperature in the room was close to 90 degrees during the day. If you think that you can tolerate the heat, I assure you that you won't be able to tolerate the noise. Not only was my room right next to the train tracks, but it was also next to a dumpster where the local bars deposited all of their empty bottles. Be prepared to be woken up at 2:00, 3:00, and 4:00 am to the sound of clanging bottles. The walls are unbearably thin, and the noise from the local bars (singing, yelling, etc.) is impossible to drown out with headphones. Cleanliness is also a major concern. I booked this unit for 6 nights, and there was only one half-used roll of toilet paper provided. The bed has no top sheet, and there is only one small trashcan. This property does not have cleaners, so you have to empty your own trash on a daily basis. If you want fresh towels, you have to buy them or launder them yourself. This is a minor concern, but it's also worth noting that the bed is terribly uncomfortable (not that you'd be getting any sleep on account of the heat and the noise). I ended up leaving early to stay at an Ibis Hotel in Leeds. If you're looking for a budget option, I highly encourage you to seek out other options. The Ibis Hotel is very nice by comparison.

"Cheap stay in Leeds city centre over summer"

- Extremely easy key pick up. - Flat was super clean and there were enough amenities for my short stay. - Good value for money as I enjoyed having a terrace right in the city centre.

- Got very noisy at night due to the location (and this was on a Wednesday night). I imagine it would be very difficult to get some sleep on a weekend. - Definitely did not look like the photos. They did warn that I could get a room that was in a slightly different position in the building to the one used for the photos, so bear that in mind. - The terrace door was extremely stiff and for the first few hours I presumed it was broken because it was too difficult to open. When I messaged staff, I was recommended to talk to the reception. However, I work 9-5 and those are also the hours that the reception is open, so I imagine it would pretty hard to get maintenance done if you also plan on working whilst staying here. Luckily, if the door was barged into, it would open.

"Passable"

Clean and nice space in a fairly new building. Facilities and internet as expected.

However, the noise is impossible to handle. We can understand noise from nearby bars are a price to pay for being at the city center (loud until 1-2), and it was unfortunate that the room was over the garbagge bins (trucks at 5-6am), but the fire alarm went off twice in four days!! And those two false alarms were ringing for over an hour each time. We will look for other options next time.

"A good option in a nice area for a couple of nights — especially if you're a 24/7 party animal"

The room was quite spacious and clean, which was a nice surprise. Loved that there’s a shared kitchen and a lobby area where you can sit and make yourself a drink — though unfortunately, there were no coffee capsules, only hot chocolate ones.

We only had one set of towels, even though the booking was for two people. When I asked for help, I received some strange replies asking if I was sure there weren’t enough towels. Then they said they'd "do their best" — and spent two days doing… something, I guess, because we never got the second set. Noise is a major issue — the windows face a party street, so unless you’ve downed half a bottle of sleeping pills or are completely drunk, falling asleep might be a challenge. The laundry situation was also a mystery — there were no clear instructions, and no detergent provided, so we ended up walking 20 minutes to a public self-service laundromat. Oh, and there's no hairdryer. Just so you know.
