"Modern Middle Earth vacations at the shire"

It's tiny and cosy with the BEST use of space I've ever seen. I LOVED it. It's extremely well equipped tea, coffee, sugar, toiletries, coffee machine, microwave grill, hob, books, boardgames, smart TV with netflix etc etc..also the owner is an absolute gem, she is so kind and hospitable, she can't do enough to make sure you are comfortable and catered for. It has plenty of crockery and cutlery for a single person or couple, which i often find to be a problem on these self-catering booking.com adventures. It had tin openers, bottle openers, breadboard, pots, and pans. There was even rice and pasta ! ....never at any point did i need anything that wasn't there other than a lighter for my bbq (which, luckily, despite not being a smoker, i ALWAYS have in my holiday bag).. The mezzanine area is so well done. It made me feel like I was on an adventure in an awesome treehouse and was so cosy with comfortable beds and pillows. There are 2 double beds up there, each with its own private bedroom space. This area would NOT be suitable for those with limited mobility due to the ladder and low ceilings, however, there is a sofa bed downstairs (although it would make the space very tight due to the dining table and chairs). The cottage (annex) has been done up very sympathetically and well, using old bricks and natural wood, yet with modern facilities ie digital hob, combi microwave,shower and heating, so you get a proper little minature old world cottage feel with 'smart' living infact the more i stayed the less i noticed how small it was because it had everything i needed and was so comfortable... there is a wood burning stove and a basket of logs for the true country experience but also digital radiators, which are more than adequate in case you don't want to enjoy lighting a fire. The outside area is equipped with a table, chairs, and a bbq and is fully enclosed if you have dogs or a child. It's plenty spacious for 1 or 2 people.

Poor phone reception and no phone data pick up unless upstairs.... oh well *shrugs* Hearing children having playtime fun in the afternoon and an old fashioned school bell to call them back in....again, oh well *shrugs*.... also, the place is double glazed, so you hear absolutely nothing with windows shut.... I was in the garden and frankly enjoyed the sound of laughter and chattering twice a day, but i guess some of the more 'sensitive' or not child friendly folk might not...... there IS a bit of building work going on currently next door, which woke me up one morning and was intermittent throughout the afternoon....but again.... that will only affect you either in the garden or if you sleep, like me, with windows left wide open.... It's also not that bad as to be disruptive, at least not to me anyway, and was only on one day of my stay. The walk to the shops can seem quite far if you don't drive and is a bit of a task, unless you are fit and enjoy walking. There is NO transport any closer to Old Heathfield than Heathfield itself . My main sticking point and the one main thing I really really hated and disliked the most....is that I didn't stay longer ;)
