Guests are required to show a photo identification and credit card upon check-in. Please note that all Special Requests are subject to availability and additional charges may apply. Payment before arrival via bank transfer is required. The property will contact you after you book to provide instructions. Guests under the age of 18 can only check in with a parent or official guardian. A damage deposit of GBP 150 is required on arrival. This will be collected by credit card. You should be reimbursed within 7 days of check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property. A deposit may be required at the property.

"Pathetic service of booking.com and rats running outside property"

I booked from booking.com and then got msg on WhatsApp for deposit from Philphine number that we need 50£ deposit for checking that’s scam and when I arrived on location nobody was there and rats are running outside property I miss my appointment because of this property Pathetic customer service

"Budget guest room 30-50 min out of city."

If you are looking for a budget room and can get a room at this house for 35 GBP or less then it's reasonable. It is basically a terrace house converted to a guest house. They keep it clean, the room was comfortable and the owner is fine to deal with.

Just be aware that you are out of the city, take the 80 bus which stops on the other side of the road. If busy it can take nearly an hour to get in. Due to style of neighbourhood, I would not recommend wandering up to the north end of Portland Road unless you are a confident traveller but south is fine. It's obviously not staffed so there is a bit of a process for access which I was fine with, but just keep it in mind.
