"Lovely place, but left with a sour taste from the customer service and some fixes needed."

A light and airy, spacious apartment with great views and amazing outdoor space. The kitchen is well equipped, well maintained and pleasant to cook in. Both bedrooms are spacious with great storage and the benefit of one room being en-suite. The place was quiet when we stayed, and it is proximate to lots of beaches and local beaty spots.

Communication before and during our stay was very poor — messages and calls via Booking.com went unanswered, and on arrival there was no heating or hot water. We eventually had to repressurise the boiler ourselves after receiving brief text instructions, with no follow-up to check all was resolved. The property itself needs attention: Floors in the hallway and especiallly the kitchen are warped and uneven, posing a tripping hazard. One dining chair was broken and another very wobbly, several bulbs were out, and the mattress in one bedroom was lumpy and uncomfortable. The basics were also lacking — no washing-up liquid, no dishwasher tablets, no cloths, surface cleaner, or hand towels provided. No instructions were left on where the bin store was, what the recycling arrangements were or how to use the heating. Some bedding was crumpled and unpressed, and extra pillows had no covers. Mould was visible around the living room windows/caulking needs a refresh. Overall, the lack of responsiveness and poor maintenance made for a disappointing experience, especially over Christmas. I did raise this with the management company who, after quite a rude intial response, did not reply.

"DISAPPOINTED"

On arrival flat looked great. Lovely kitchen and comfortable lounge furniture. Kitchen chairs comfortable but a strut fell off.

There was not one item of cutlery in whole kitchen. LED lights were out in both bathrooms making it very difficult to see for shaving or makeup. Bedroom LEDs also not working. No shower curtain or screen in bathroom, so water sprays the whole room. Hairs rose up from ensuite shower drain when it was used. Curtains in main bedroom were stained on facing side and mouldy on reverse side. Dirty marks on main bedroom carpet near patio. No remote for TV in either bedroom. Dart board in second bedroom not fixed shut so dangerous. Patio door sills mouldy and dirty. The most frustrating thing was the complete lack of response from RIA PROPERTY MANAGEMENT, who could not care less about the state of the flat, resolving any problems, or customer care. No response to phone calls, emails or texts with any assistance.

"Avoid Booking – Serious Ongoing Issues"

Do not book this property. The accommodation is not habitable to a reasonable standard and does not match what is advertised. The heating system does not work properly, leaving the property uncomfortably cold. The owner admitted they were already aware the boiler is faulty and described it as a “big job,” yet this was not disclosed before booking and no solution was provided during our stay. These are not isolated issues. Reviews going back to April 2025 repeatedly mention the same broken boiler and washing machine, indicating long-standing problems that have not been fixed. Other problems included: Non-working lights, affecting safety A coffee machine listed as an amenity but unusable A broken door handle to access the washing machine A washing machine that does not work; guests are told to use a laundromat at their own cost No basic kitchen essentials (no cutlery or dishwashing liquid) Multiple attempts were made to resolve these issues, but concerns were dismissed and responsibility was pushed onto us. This property falls well below acceptable standards for comfort, honesty, and maintenance. Save yourself the inconvenience and expense and book elsewhere.

"Bournmouth stay"

Location Modern apartment

Washing machine does not work. Parking is a bit tight in undercroft for 2 cars to be parked beside each other. Lift was out of service on the day we were checking out. Made life very difficult.
