This stay far exceeded my expectations and was nothing short of perfect. Staff: warm, patient, and highly responsive on WhatsApp—helping with everything from parking to the opening hours of nearby street vendors. We stayed during Ramadan and weren’t affected at all. Room: set within a historic cleric’s residence in Nizwa’s Old City, steeped in history. Sights: just a five‑minute stroll to the Fort, with a wonderfully lively night market.

We loved the opportunity to stay in a traditional Omani house in the heart of the medina, which gave the experience an authentic and charming atmosphere. The location was convenient for exploring Nizwa, and the concept of the property has beautiful potential.

The overall experience did not fully justify the price point. The decoration felt quite minimalistic and lacked special touches that would create a warmer, more refined ambiance. The rooms were rather dark due to small windows and limited lighting, and the rooftop AC units were noticeable and loud at night. With improved lighting, decoration, and better sound insulation, the stay could feel much more elevated.

Original cultural structure with rooftop terrace and 360 view. Historic room and decoration. Clean, comfortable facilities and bed. So close to Nizwa fort, souks, and restaurants. Fathu at front desk is super nice and very prompt with communication.

We didn’t know how to turn on hot water. Cannot open windows due to some mosquitoes.
