GBLocation is excellent with sea views. Plenty of public parking immediately outside at good rates. Bed was large and room was clean with a balcony overlooking the sea. Building is impressive inside and out.
Welcome was perfunctory and although the building is impressive inside it was totally lacking in atmosphere. It is similar to a bed and breakfast - just without the breakfast ! There is a bar in the building but suspect this is only for the use of yacht club members. Room was large but furniture was elderly and mismatched. TV was tiny and did not have all basic terrestrial channels. Bathroom was small with a non working extractor and a macerator toilet which was somewhat smelly. When we got back - not that late at 10.30 - all the corridor and staircase lights were out necessitating use of our phone torches. We suspect the yacht club let rooms as a bit of an additional income stream which is fine but in our opinion - and we do operate in this industry ourselves - they need to up their game in terms of hospitality.

Bedlinen was not clean 🤢. Whilst dogs were allowed there was no provision for them like a water bowl in the room
GBSuperb location between West Cowes high street and the promenade/sandy beach all within walking distance. West Cowes ferry terminal was a few minutes walk away. We came for the Isle of Wight Festival and this hotel was approx. 30 minutes bicycle ride away from the festival along a really lovely cycle route. It saved us being stuck in traffic in a car or waiting for the bus at the end of the night. Plenty of cycle routes nearby. Amazing view from the balcony (worth paying extra for the king room balcony sea view). Clean and spacious room, equipped with an electric kettle and free tea/coffee/milk/water. Comfortable bed, hot water/power shower. Friendly staff. Very good value for money, not too expensive.
Breakfast was not included with the stay unfortunately but there were plenty of cafes/restaurants nearby within walking distance. Check out was at 10.30am which is slightly earlier than most. We locked our bicycles on the railing in front of the hotel as they didn't have a storage/luggage room which would have been safer.
