Very nice room, very well kept, a lovely place to stay. I reckon it's just as nice if not nicer than any mainstream hotel room with a far lower price. I LOVE cats so having a surprise little furry friend follow me and get some fuss as I did my teeth was kind of a bonus 🤩 BUT I'm also allergic to cats, so letting people know there's a cat about would be super helpful (and probably a selling point!) if I didn't happen to have my antihistamines to hand I might have been in trouble with allergies.

For fairness I gotta mention I've not booked a hotel on booking.com or I think ever before so unsure if this is just general standard I'm not familiar with where hotels/properties only give you info on the day of check in. I didn't have credit to call so my questions were email/through app than phone, may have got prompt answer this way. But I needed to check out way earlier than normal times and Booking.com didn't have the actual house number listed so I asked way beforehand but was in the dark on which property or if my unusual check out was okay untill the same morning of check in which stressed me out and had me looking into back ups just in case. Communication very fast on the day itself.

Room was nice bed was a little bit smaller than expected I think it’s a small double the room was clean the location was good and quiet only problem were the microwave didn’t work and uber struggled find the street due to been a one way road the cat there is cute as did have to chase it out room but If it was no problem at all we kept going out to play with him and he very friendly

The location is excellent. Really good for exploring the gentile Victorian elegance of the Avenues area and the independent shops on Newland Avenue, Chanterlands Avenue and Beverley Road. It's also handy for the University and for visiting Pearson Park etc.

I don't think it would be fair to say that I 'didn't like' anything. For the price, you ought to know what you are getting and if you are happy with that standard of accommodation, then it's great. The room itself is clean if basic, but importantly one feels safe and comfortable. One is given a generous set of hot drink making ingredients and a kettle. The bed is comfortable. The room is within a house which has been converted for use as a student/worker boarding house. The front garden was filled with wheelie bins and an old bed when I visited. This didn't make for the most salubrious of first impressions, but once one is inside who really cares about that. The kitchen and bathroom are shared, also basic, and reflect the somewhat 'unloved', functional communal areas of the house. Other occupants come and go, and one exchanges pleasant greetings, but people seem to keep themselves to themselves in their own rooms - fair enough. I suspect that the majority of people will prefer to eat out than use the kitchen facilities (though I used them for a bit of washing up of my travel kit and filling up water bottles etc) - there is no shortage of local places to suit all cuisines and budgets. Something important to note is that there is a cat which wanders around. Friendly enough, but useful to know about if you have an allergy etc. Communication with the hosts is remote, and seems best undertaken via phoning the mobile number one is supplied with after booking.

Yes comfortable not so easy to find with it being on a 1 way street got an Uber from gw Horner's pub anlaby road hull to the property an was charged more or less charged double cos his satnav wa sending wrong way n then wen I left Sunday morning 5 Ubers drivers canceled job cos they cudnt find the pickup point
