Large double room with spacious ensuite

The room and ensuite were immaculate and had everything provided including a mini fridge. Breakfast was a hamper left outside the door - a very different touch

No shaver plug in the ensuite or a light over the mirror for shaving.

Karen was a lovely host. Welcomed us in and had good communications throughout our stay. Some lovely 'extras' in the room and very comfortable stay. Very convenient location. Breakfast selection was good.

No hot breakfast and shower was underpowered and temperature adjuster was a bit varied.

The breakfast selection was good, the room was clean and spacious and the host was very helpful.

Parking outside the property was difficult. It would have been better with a drive and dropped kerb, but I did manage to park on the road around the corner.

The breakfast was delivered to our door at the time agreed. I had never had a 'hamper' breakfast before on a stay but it was a delight, variety, excellent presentation, quality of food was excellent, milk and fruit juices were chilled and fruit excellent.

Nothing to dislike

Karen was very nice. The room was lovely, well equipped,clean and comfortable.

The parking was very hit and miss. We had to park round the corner.

We were warmly greeted by Karen and shown to our room, which was large and newly decorated. She had provided a good supply of tea, coffee (including decaf), biscuits etc. The breakfast was very generous, with everything that you might want for a continental breakfast. Delivered to our door each morning and beautifully presented. The property is within walking distance of Southbourne railway station for trains to Portsmouth, Chichester, etc. and handy for the pretty town of Emsworth, which has a good selection of small shops and restaurants.

Ideal location for our needs. Friendly and helpful host. Comfortable bed and quiet location. Breakfast came in a hamper so we had a lot to choose from. A lovely place to stay, would certainly recommend it.
