Would not recommend. When I pointed out that the matress had springs sticking out, the stains in the sheets and that the bathroom sink was clogged, the owner’s son tried to kick us out (“you’re not happy with the room so we’re not happy having you here”). He pretended that he could cancel the reservation mid-stay and refund us for the remaining nights. Room on a whole is of very subpar quality. It looks as if an adult chose the materials and a toddler put it together. You can hear rats walking between the rooms’ ceilings and the building roof, and you can see them running over the rafters between the buildings. The couple that run the property were nice though.

Breakfast here was toast, spreads and bananas. Simple but much appreciated.

I had the last room next to the forest. It was quiet and nice. Nice forest sounds in the morning. made.

A bit of a distance to walking street but we didn’t mind as we enjoyed the walk along Pattaya beach

Amazing rooms, the most comfy bed!! and really nice bathroom. Loved the seating areas outside our rooms and air con was perfect. The staff were so kind and helpful, they helped us with our luggage and transfers. They had cute dogs and a cat which were really friendly, couldnt ask for more from a stay. It’s in a perfect location too 2 minute walk from Pattaya beach.

Property is owned by a wonderful family of thai people. They are all super kind, caring and will try to accommodate whatever request you might have. They are sweet and always ready to help. Although breakfast was not included in the booking, they provide with instant coffee, fruit and toasts with butter and jelly.

The location is good enough, but it’s a bit off the beaten path. Nevertheless, it was close to the walking street and all major amenities. Beds could be a bit more comfortable.
