Exceptional Breakfast. Clean and Calm environment. The Garden was amazing. Staff was very supportive and friendly. As a couple we enjoyed a lot during our stay at kandy boutique villa. We may definitely come again.

Nothing special.

It was close to the lake

I highly not recommend this place. It was dirty and old. My room was located just next to the “reception desk” so the owner was constantly sitting next to my door which made me feel like I had no privacy. The sheets were old and dirty, I couldn’t sleep at night because there were lots of mosquitoes…

Location was quiet, the garden was nice. 3rd bed had a thin matress and they changed it on our request (at 9pm). They do offer a trip with tuktuk but it is pretty pricy. Later we found a cheaper option on the street.

The reception had only one person who spoke English - charming but a bit confused. The breakfast was okay, but always late (we waited both mornings for quite some time). All the fruit we got was some papaya. Tea and coffee were dissapointing.

There was an issue with the water, so the booking was cancelled. However, the hosts accepted me to stay in the place even though it was cancelled. The host organised some water in a tank instead. The location is fantastic (next to the Suisse Hotel) and the WiFi was working perfectly. The hosts were also very helpful and friendly

Rooms haven’t got furniture. E.g. a cupboard would be useful

Huge room in a heritage building just a three minute walk to Kandy Lake. The grounds are lovely and there are places to sit outside. The included breakfast was ample, eggs, toast, fresh fruit juice, coffee or tea. You can walk around the lake to the Temple of the Tooth and the main shopping area in about 20 minutes. Along the way you will see trees full of bats, many species of birds and water monitor lizards. There are not many restaurants nearby but the hotel restaurant serves very good food at a reasonable price. The staff, particularly Shanta, work very hard and are extremely helpful.

The buildings could use a bit of sprucing up, but this shouldn't deter you from staying here.

The location was great! Close to the lake, the city center and the temple. The room is pretty basic which is totally fine for the very good price. Breakfast is good. Staff is nice & friendly.

Unfortunately from our ground floor room we could hear a continuous sound of dropping water which was the air conditioning leak from the room upstairs, a bit annoying. There is no mosquito net so I recommend to put it ‘cause it’s always good to have one.

This accommodation surprised us, we got more than we expected. The room was spacious and clean, we had everything we needed. The garden is also beautiful, they served a very good breakfast (you can choose which breakfast you want). The staff is also very friendly. I highly recommend it to everyone!

in the morning around 6:00 someone was standing near the door talking loudly for a long time, unfortunately that woke us up.
