The owner wanted Me to share ID for all guests including our addresses. Considering the contract is with me, they could not explain why clearly all guests needed to provide this as their contract is with me. They were adamant they wanted my address but as a security concern from my side I did not want to share my address (they knew my address and know I'm not at the house as I'm at their accommodation). They did not accept a passport as this didn't have my address on either. They also wanted me to share details via an unsecure method. They then didn't answer the phone to sort this out and demanded me to go through booking.com. booking.com told me not to share any personal details with them and gave me a full refund for free as the property owner did not respond within 30 mins. There terms and conditions say provide upon check in but it does not say for you to send them photographic copies via unsecure methods. They would also then not arrive to the property to see the IDs in person. I worked within their T&C's where they did not. Avoid this place at all costs.there are better and less expensive places to stay just as close

Location was central but noise from outside lets the place down

I strongly advise against booking this accommodation. Despite paying well in advance, communication was poor, with delayed responses and last-minute instructions requiring extensive personal information for every individual (ID, photos, and proof of address), which felt like an invasion of privacy. On the day of arrival, I was told the 3-bedroom apartment I had booked was no longer available and was given a 2-bedroom with a sofa bed instead with no compensation. Check-in was disorganized and the apartment wasn’t even ready when I arrived. The sofa bed didn’t fit properly, so we had to rearrange the furniture just to use it. The stay itself was uncomfortable due to loud street noise, and the whole experience was stressful from start to finish. The deposit was also held for 7 days. I wouldn’t recommend staying here.

Booked a 3 bedroom apartment for 5 adults. Whist traveling on the train from the airport to Birmingham was informed due to an "Emergency" the 3 bed was no longer available and was offered a spacious 2 bed (it was not), had no choice as I was checking in less that 30 minutes later. Last minute request (the day before we travelled) for Photographic ID and Proof of address, had to wait in the pub whilst the remaining guests who were not arriving till the following day had provided the information, Eventually got the code after sending in the information. Problems with the apartment: Windows won't lock, Smell of damp in the bathroom and in the apartment in general. Sofa bed couldn't extend fully as there was a telly on the wall as well as small coffee table. 2nd bedroom door couldn't open when we went to try extend the bed. Dirty sheets where still on the sofa bed from a previous stay. Hazard tape on the sofa bed frame to hold up the mattress. Eventually the Host moved the position of the sofa bed, but still couldn't open the bedroom door. When raised again to the host we were told to lift the bed if someone in the bedroom wanted to get out!! or move the furniture. Lack of communication by the host, especially whilst trying to sort out the issues with the sofa bed, and the reason given was due to yet another emergency.

Location was good for accessing the city.

Fairly tired throughout (see pics), TV didn't work (no channels), no connection on WiFi - but our real issues were around sign-up and full family ID provision. Total overkill and unnecessary. Keys are digital only - requiring download of a specific app (and account sign up) and transfer of required security deposit also an overly complicated process. Without a stunning data/wifi connection (which we didn't have in the middle of a busy Christmas Market) the whole process of accessing the apt. was arduous and made too difficult, and we came close to cancelling several times, although Free Cancellation time had passed by then, and had few other options by 3.30pm on the date we were staying! We have stayed in many apts. like this one as a family for short breaks and nights away, and this was by far the most difficult to access and arduous to get into. Avoid!

We probably would of enjoyed staying here but unfortunately the owner called the day before we was due to stay and told us that we wasn’t allowed to stay at the property. The property owner asked us to send over our IDs and then said as we are all from Birmingham that we won’t be allowed to stay at the property. We were due to go out to an event in Birmingham and needed a place to stay. I was then advised to cancel the booking and that we would get a full refund. I have not yet received that refund. I went to report this to booking.com and when they got in contact with the owner he had said the reason for not letting us stay was because we had to be over 25 or a family to stop at this property. This is something that we wasn’t made aware of. Very unprofessional! We had to make other last minute arrangements.

The apartment was well looked after apart from some damage to the built in wardrobe door which meant you were unable to open it. This wasn't mentioned prior to us accessing the apartment. But the cleaner was aware of it when we arrived.

The owner contacted me the day before and informed me that no one under 25 could stay in the property, which was not disclosed to us prior to booking the apartment. Luckily we were 25+ but this could have easily created a problem and left us with a cancellation fee. On the day of the booking, we were told the 3 bedroom apartment we had booked wasn't available! The explanation didn't make sense and he tried to blame it on booking.com. He then told me I could have a 2 bedroom apartment with a sofa bed instead or cancel the booking and be charged the cancellation fee! Which really wasn't very helpful at all! No remorse and didn't offer any money back as compensation for reducing our booking from a 3 bedroom apartment to a 2 bedroom apartment. Even though there would have naturally been a difference in cost. The owner was not helpful at all and didn't resolve my concerns about the price of the apartment. We then got to the apartment at 4:30pm to find the cleaner mid clean! (She was lovely and I don't place any blame on her) But it was completely unacceptable to still be cleaning the apartment at 4:30pm and then she had to come back to set the bed up at 6pm as the owner had given her short notice. Bad management skills on owner! Bad customer experience! I would avoid booking in the future and would advise others to do the same! A disappointing experience! DO NOT RECOMMEND!

If you are staying for more than 1 night, there isn’t a lounge room just a kitchen table and chairs. But it suited us just fine.
