On arrival at the property we were greeted by the host she was very welcoming and made everything super easy for us the property is maintained to a very high standard and is very comfortable will definitely be returning

"Needs modernization and better cleaning."

Host Yvonne was nice with nice touches in arrival and nice to have a breakfast selection. Great location well out of the way and peaceful.

Was not clean to our liking .. carpets were dirty even found toe nails in it, and lots of timescale in bathroom. Our daughter's used the sofa bed and bedding smelt as if stored damp. Had to spray it with deodorant for girls to sleep in it.

Lovely range of goodies on arrival, home made cake was a lovely welcome with a cuppa. I would have liked the local directions from the A140 days earlier to familiarise myself with the route, as although familiar with the area the rurality of the Annexe coupled with driving in the dark is not easy when alone. However the addition of the What 3 words was a bonus and I used this for the first time and arrived without problems,( apart from flooded roads) thank you.

A tea towel and towel in the kitchen would have been helpful for the small amount of dishes I used was not economic for dishwasher use.

Perfect - a fantastic find - highly recommended by both of us - Yvonne is so warm & friendly, we were welcomed with homemade cake & a bottle of wine - wished we could have stayed longer - clean, warm & very comfy - we loved it - we'll done Yvonne - kim & Heather - Grantham

The annexe had everything we could need, extra touches, coffee, tea , breakfast ,bisciuts, cake was great. Love the location. Yvonne the host is a lovely person
